Hard Money Loans in Alabama

Apex Capital Advisors arranges hard money and business-purpose loans for Alabama investors, from older houses in Birmingham and Mobile to new subdivisions around Huntsville. Fix and flip, DSCR rental, bridge and new construction loans are available, with term sheets in 12 to 24 hours.

The lay of the land

Investing in Alabama

Alabama's regions behave like separate markets. The Tennessee Valley in the north runs on Redstone Arsenal, NASA's Marshall Space Flight Center and the engineering firms around Huntsville. Birmingham, built on iron and steel, now leans on health care, banking and the University of Alabama at Birmingham. Montgomery pairs state government with Maxwell Air Force Base and the Hyundai plant. On the Gulf Coast, Mobile has the port, the shipyards and the Airbus jetliner plant, with Baldwin County across the bay.

Investors here buy brick ranch houses all over the state, older bungalows and shotgun houses in the city cores, and newer subdivision homes on the edges of Huntsville, Montgomery and Baldwin County. Weather and ground shape the budget. Spring storms and tornadoes reach across the state, hurricanes reach the coast, and the dark clay soils of the Black Belt shrink and swell under foundations. Plan for roofs, drainage and termite work from the start.

Loan programs

Loan Programs in Alabama

Four ways to finance an investment property in Alabama, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Alabama

Alabama flips often start with an older house that needs more than paint: a bungalow, cottage or post-war brick ranch with original wiring, aging plumbing, a worn roof or termite damage. Price those items before the finishes.

Our hard money fix and flip loans go up to 92.50% loan-to-cost and up to 100% of the rehab budget, released in draws after an independent inspector confirms finished work. Alabama requires builders and remodelers to hold a Home Builders Licensure Board license above a set job cost, so check your contractor first. First-time investors are welcome.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Alabama

A DSCR loan is qualified on the property's rent, not your personal income. Alabama tenants come from Birmingham's hospitals and universities, Maxwell Air Force Base in Montgomery, Redstone Arsenal in Huntsville and the port in Mobile.

A rental is taxed in a higher property class than an owner's home, so a homeowner seller's tax bill will not match yours, and coastal insurance can decide the deal. Our DSCR loans run from $100K to $3M+, with 30-year fixed and ARM options, ratios as low as 0.75x and cash-out up to 80% LTV. Long- and short-term rentals both qualify. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Alabama

Alabama bridge loans usually cover the gap between a fast purchase and the long-term plan: buying a vacant Birmingham house to renovate and lease before refinancing into a DSCR loan, closing on a Huntsville property before another sale closes, or carrying a Mobile property through storm repairs until it can be leased.

A bridge loan is set deal by deal around the property and the exit, and experienced and first-time sponsors are both considered. On a foreclosure-sale purchase, build the exit around Alabama's right of redemption, explained below, and order title work early.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Alabama

New subdivisions keep going up in Madison and around Huntsville, in Pike Road and Prattville outside Montgomery, and in Baldwin County. Infill lots in older Birmingham and Montgomery neighborhoods are another route.

Our new construction loans fund up to 100% of the construction budget, assess the lot and build budget together, and release money in stages against progress. Alabama law also helps builders: a licensed builder's new single-family house and finished lot can be taxed in the lower residential class while for sale, for a limited time, and a certified Fortified home earns an insurance discount.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Alabama

Apex offers loans statewide. These markets are a starting point, not a limit.

Birmingham

Birmingham grew up around iron and steel, and its housing shows it. Worker cottages and shotgun houses sit in Ensley and Pratt City, while Avondale, Crestwood, Forest Park and Highland Park hold bungalows and larger older houses near downtown and UAB. The city lies in a valley between ridges, so check foundations, retaining walls and drainage on sloped lots, and judge each street on its own. Homewood, Mountain Brook and Vestavia Hills draw families for their city school systems, which suits owner-occupant flips, and rentals near UAB draw hospital staff and students.

Montgomery

Montgomery's rental demand rests on state government, the military and manufacturing. Maxwell Air Force Base and its Gunter Annex bring a steady rotation of officers and their families. The Hyundai plant and its suppliers add factory jobs. Cloverdale, the Garden District and Capitol Heights have older bungalows, cottages and revival-style houses that suit full renovations for owner-occupant buyers. Older Cloverdale and Capitol Heights houses often need wiring and plumbing updates, so scope them early. East Montgomery's brick ranch houses fit lighter flips and buy-and-hold plans, and Pike Road and Prattville draw buyers who want newer homes.

Huntsville

Huntsville's workforce centers on Redstone Arsenal, NASA's Marshall Space Flight Center, the defense and engineering firms in Cummings Research Park, the Mazda Toyota plant and the University of Alabama in Huntsville. That mix supports owner-occupant buyers and renters alike. Ranch houses from the early space-program years fill parts of south Huntsville and suit cosmetic flips and rentals. Five Points, Blossomwood and the Twickenham historic district offer older houses where buyers expect quality finishes. New subdivisions keep coming in Madison, Harvest and Limestone County, so check subdivision covenants before you plan a rental there.

Mobile

Mobile's economy runs on the Port of Mobile, the Austal shipyard, the Airbus jetliner plant at Brookley and the University of South Alabama and its hospitals. The older core has Creole cottages, shotgun houses and Victorian houses in historic districts such as Oakleigh Garden District, De Tonti Square and Old Dauphin Way, while West Mobile has later brick ranch houses suited to simpler flips and rentals. Heat, humidity and storms drive rehab budgets, so plan for roof, moisture and termite work, and get wind and flood insurance quotes before you set a price.

Before you buy

What Investors Should Know About Alabama

01

Foreclosure sales and the right of redemption

A mortgage with a power of sale lets the lender sell the property at a foreclosure sale after notice runs weekly in a county newspaper. The former owner, junior mortgage holders, judgment creditors and certain relatives can redeem afterward, with a shorter window for a home with a homestead exemption than for other property. A former owner who does not give up possession soon after the buyer's written demand loses that right.

02

Rentals and flips are taxed in a higher class

Alabama assesses property by class. An owner's own single-family home is residential property, assessed at a lower share of market value. A rental or a flip generally falls in the class for property not otherwise classified, assessed at a higher share. A licensed home builder can have a new single-family house and its finished lot assessed as residential until it sells, for a limited period, once the paperwork is filed.

03

Landlord rules and no local rent control

Rentals fall under the Alabama Uniform Residential Landlord and Tenant Act. It limits security deposits, apart from extra deposits for pets, changes to the unit or added liability risk, and penalizes a landlord who misses the deadline to refund or itemize a deposit. Unpaid rent allows a written notice that ends the lease unless the tenant pays within a short period. Cities and counties may not enact rent control.

04

Fortified homes and insurance discounts

Alabama law requires insurers to discount the premium on a single-family home built or retrofitted to the IBHS Fortified standards and certified by an IBHS inspector, on policies with wind coverage. Homeowners insurers must also offer an endorsement that upgrades the roof to a Fortified standard when a covered loss requires a new roof. Price coastal insurance both ways before you buy or build.

Questions

Alabama Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans to first-time flippers in Alabama?

Yes. First-time investors are welcome on our Alabama fix and flip loans, which go up to 92.50% loan-to-cost and up to 100% of the rehab budget. The minimum FICO is 650, with lower scores considered case by case. A detailed scope and a licensed contractor make a first file stronger.

Can the former owner take back a house bought at an Alabama foreclosure sale?

Possibly. The former owner and certain others can redeem after the sale by repaying the price with interest plus lawful charges such as taxes, insurance and permanent improvements. Have an Alabama real estate attorney check the title and redemption status before you bid or start a rehab.

Will a DSCR loan work on a rental near Maxwell or Redstone Arsenal?

It can. Our DSCR loans are qualified on the property's cash flow, with no personal-income verification, and ratios as low as 0.75x are considered. Price in the investor property tax and a current insurance quote, since both count in the payment the rent covers. Loan amounts start at $100K.

How fast can an Alabama hard money loan close?

Term sheets go out within 12 to 24 hours, and qualified deals with complete documents can fund in as fast as 15 days. Alabama records a deed or a mortgage only after its deed tax or mortgage tax is paid, so budget for both at closing.

Can I finance a new build in Huntsville or Baldwin County?

Yes. Our new construction loans cover ground-up and infill projects across Alabama. They fund up to 100% of the construction budget, look at the lot cost and build budget together, and release money in stages against progress. Projects you have already completed count toward approval.
