Hard Money Loans in Florida

Apex Capital Advisors arranges hard money and other real estate investment loans across Florida, from block ranch houses in Jacksonville to Tampa bungalows and new homes on Cape Coral lots. Fix and flip loans go up to 92.50% of cost, DSCR loans qualify on the property's rent, and term sheets go out within 12-24 hours.

The lay of the land

Investing in Florida

Florida behaves like a set of separate markets. South Florida, from Miami-Dade through Palm Beach County, is dense and condo-heavy, with older block houses between the towers. Tampa Bay mixes prewar bungalows with postwar ranch houses and newer suburbs. Orlando runs on tourism, Jacksonville on its port and Navy bases, and Southwest Florida on seasonal homeowners and new houses built on old platted lots. The Panhandle has its own anchors, from state government in Tallahassee to the military bases around Pensacola.

Concrete block and stucco is the standard Florida house. On an older house, the budget usually goes to the roof, windows, plumbing and electrical before it reaches the kitchen. Insurance and water shape almost every deal, so get an insurance quote and check the FEMA flood map before you offer. Investors here flip older houses in Jacksonville, Tampa and Orlando, hold single-family rentals in the suburbs, run vacation rentals near the parks and beaches, and build on platted lots in Southwest Florida.

Loan programs

Four ways to finance an investment property in Florida, each sized to the deal rather than a fixed product.

Short-term project capital

Fix and Flip Loans in Florida

A Florida flip is usually a block house that needs its roof, windows and systems updated as much as its finishes. State law requires residential insurers to offer discounts for proven wind-mitigation features, so a new roof, impact windows and a wind mitigation report can make the finished house cheaper to insure. In a flood zone, take the scope to the building department first, because a substantial improvement must bring the whole house up to current flood rules. Documentary stamp tax applies to the deed when you buy and again when you sell, plus the mortgage you record.

Apex's hard money fix and flip loans go up to 92.50% of total cost and up to 100% of the rehab budget, with a 650 minimum FICO and lower scores considered case by case. First-time investors are welcome.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)

Long-term rental financing

DSCR Rental Loans in Florida

Long-term rental demand comes from military families near the bases in Jacksonville, Tampa and the Panhandle, from hospital, port and university workers, and from tourism jobs. Short-term rentals cluster near the Orlando parks and the beaches. Cities and counties cannot impose rent control, and they cannot ban vacation rentals or limit how long or how often they rent, apart from grandfathered older rules. A vacation rental needs a state lodging license, and its rent carries state sales tax and any county tourist development tax.

Apex qualifies DSCR loans on the property's cash flow, with no employment or personal earnings verification: ratios as low as 0.75x, a 30-year term, loan amounts from $100K to $3M+, cash-out up to 80% LTV, and long-term or short-term rentals. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Florida

Florida investors reach for bridge loans when the calendar is tight: closing before another sale settles, filling vacant units in a small apartment building before a refinance, or carrying a house through a roof replacement or storm repairs until it qualifies for long-term financing. A bridge loan is short-term hard money, repaid from the sale or refinance. If tenants are in place, get the seller's deposit accounting at closing, since Florida law moves security deposits to the new owner and presumes, up to a limit, that you received them.

Terms are set deal by deal. Experienced and first-time sponsors are both considered, term sheets go out within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Florida

Florida construction splits between platted lots and infill. In Cape Coral, Lehigh Acres, North Port and Palm Coast, old land-sale subdivisions left neighborhoods of empty lots that builders fill house by house, so check whether a lot has city water and sewer or needs a well and septic system. In built-out St. Petersburg, Tampa and Miami, new construction usually means a teardown or an infill lot. Every build follows the Florida Building Code, with stricter wind rules in the High-Velocity Hurricane Zone of Miami-Dade and Broward. Before work starts, the owner records a notice of commencement naming the lender.

Apex construction loans cover up to 100% of the construction budget, with draws released against progress.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Program terms are general guidelines, not a quote or commitment. Every loan is subject to underwriting and approval and is for business purposes only.

Local markets

Where We Finance in Florida

Apex offers loans statewide. These markets are a starting point, not a limit.

Jacksonville

Jacksonville is consolidated with Duval County, so Arlington, Mandarin and the Westside are inside the city limits. Housing runs from prewar homes in Riverside, Avondale and Springfield to block ranch houses in Arlington and the Westside and newer subdivisions on the Southside. Naval Air Station Jacksonville and Naval Station Mayport bring military renters, and the port, financial firms and the Mayo Clinic campus add jobs. That mix suits single-family DSCR rentals and practical flips that need a roof and systems more than a gut. Near the St. Johns River and the coast, check the flood zone first.

Miami

Miami is a city of condo towers and older houses. Brickell, downtown and Edgewater are high-rise districts, while Little Havana, Allapattah, Little Haiti and Coconut Grove hold block houses, duplexes and small apartment buildings. PortMiami, the airport, trade and banking anchor the economy. Condo buyers should read the association's records: Florida requires milestone structural inspections of taller condo and co-op buildings as they age. Replacement windows, doors and roofs must meet High-Velocity Hurricane Zone rules. Miami-Dade also has its own deed stamp rate, plus a surtax on deeds that transfer anything other than a single-family dwelling.

Tampa

Tampa's older neighborhoods are where the rehab work is. Seminole Heights is known for Craftsman bungalows, Hyde Park and Tampa Heights for prewar houses, and West Tampa and East Tampa for smaller frame and block homes. MacDill Air Force Base, the University of South Florida, the hospitals and Port Tampa Bay anchor rental demand, while Brandon, Riverview and Wesley Chapel supply newer suburban houses. Low-lying parts of South Tampa took storm surge from Hurricane Helene, so check the flood zone and repair history, and ask the building department if the scope counts as a substantial improvement.

Orlando

Away from the tourist corridors, Orlando is a city of ordinary houses. College Park, Audubon Park and the streets around Lake Eola have prewar bungalows and postwar block homes, and Pine Hills and Azalea Park, just outside the city, offer plainer block houses for a straightforward flip. Lake Nona's medical campus and the University of Central Florida draw renters. Many purpose-built vacation-home communities sit south and west of the parks in Osceola and Polk counties. Read a community's covenants before you buy, because the state limit on local rental bans does not reach private association rules.

Cape Coral

Cape Coral was laid out as a grid of canals and platted lots, and much of it is still being built, so ground-up construction loans fit naturally. Canal lots bring their own checklist: seawall condition, bridge clearance to open water and the flood zone. Off the canals, parts of the city still rely on well and septic, and the city's utilities extension project is bringing water, sewer and irrigation lines with an assessment on each parcel. Hurricane Ian hit the area hard, so ask about the roof, the permits and any flood claims on a resale.

Before you buy

What Investors Should Know About Florida

01

Foreclosure goes through the courts

Every Florida mortgage is foreclosed in equity, so foreclosure is a lawsuit tried by a judge, not a jury. The judgment directs the clerk to sell the property at a public auction, which the clerk may hold online, and the high bidder posts a deposit at the sale. The owner can redeem by paying the judgment amount until the clerk files the certificate of sale, or a later time set in the judgment.

02

Documentary stamp tax on deeds and mortgages

Florida taxes deeds and recorded mortgages. Deed tax is figured on the consideration, which includes any mortgage balance on the property. Miami-Dade has its own deed rate plus a surtax that does not apply to a deed transferring only a single-family dwelling. A recorded mortgage is taxed on the full amount it secures, with no cap, and all parties are liable for the tax.

03

Rental assessments reset after a sale

Small residential property without the homestead exemption has its own annual cap on assessment increases, for every levy except school taxes. A sale, a foreclosure or a cumulative transfer of control of the owning entity resets it, and the property is assessed at just value as of the next assessment date. Improvements are added once substantially complete.

04

Vacation rentals: preemption, license and tax

A local law may not ban vacation rentals or regulate how long or how often they rent, though rules already in place when the state preemption was enacted are grandfathered. A vacation rental needs a public lodging license from the state Division of Hotels and Restaurants, and whoever collects its rent must collect and remit state sales tax plus any county tourist development tax.

05

Flood zones and substantial improvement

In a FEMA special flood hazard area, work whose cost reaches the floodplain rules' threshold share of the building's market value is a substantial improvement, and storm repairs are measured the same way. The building must then meet the Florida Building Code and local flood rules. Hillsborough County counts materials, labor, finishes and equipment, and adds up work done over a set period.

Questions

Florida Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans in Florida?

Yes. Apex arranges hard money and other real estate investment loans across Florida, including Jacksonville, Miami, Tampa, Orlando and Cape Coral, for fix and flip, DSCR rental, bridge and new construction projects. Loans are for business-purpose investment property only, not a home you plan to live in.

How much can I borrow on a Florida fix and flip?

Up to 92.50% of total cost, including up to 100% of the rehab budget, subject to underwriting. Your cash covers the rest plus closing costs, which in Florida include documentary stamp tax on the deed and on the recorded mortgage. The minimum FICO is 650, with lower scores considered case by case.

Can I get a DSCR loan on a Florida vacation rental?

Yes. Short-term rentals are eligible, and the loan is qualified on the property's cash flow, with ratios as low as 0.75x. State law limits local bans on vacation rentals, but grandfathered local rules and association covenants can still apply. Budget for a state lodging license, sales tax and any county tourist development tax.

Will property taxes go up after I buy a Florida rental?

They can. A sale resets the assessment to just value as of the next assessment date, and a rental does not get the homestead exemption. Yearly increases after that are capped for every levy except school taxes. Underwrite taxes on your price, especially when the seller had a homestead exemption.

How fast can you fund a Florida purchase?

Hard money term sheets go out within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days. Get insurance quotes early. On a rehab or build, the notice of commencement must be recorded and posted on site before the first inspection.
