Hard Money Loans in Montana

Apex Capital Advisors arranges hard money and other business-purpose loans for Montana investors, from a bungalow flip in Billings to a rental near the University of Montana or a spec home in the Gallatin Valley. Fix and flip loans reach 92.50% of total cost, with term sheets within 12-24 hours.

The lay of the land

Investing in Montana

Montana investing follows its valleys and rivers. In the west, Missoula sits on the Clark Fork, and the Flathead Valley around Kalispell and Whitefish lies between Flathead Lake and Glacier National Park. Bozeman and the Gallatin Valley lead toward Big Sky and Yellowstone, and Helena and Butte round out western Montana. Great Falls sits on the Missouri River at the edge of the plains, and Billings, on the Yellowstone River, is the trade and medical center for eastern Montana. Older neighborhoods near each downtown hold Craftsman bungalows, Victorians and brick homes, post-war ranches fill the next ring out, and newer subdivisions spread across the valley floors.

The economy rests on agriculture, energy, health care, universities, government and tourism. Montana State and the University of Montana shape the rental markets in Bozeman and Missoula, Malmstrom Air Force Base brings military families to Great Falls, and Yellowstone and Glacier feed the visitor trade behind short-term rentals. Climate drives rehab budgets: long winters, deep frost, heavy mountain snow and wildfire risk where homes back onto timber. State environmental officials also warn that Montana's geology makes homes prone to elevated radon, and many rural houses run on a private well and septic system.

Loan programs

Loan Programs in Montana

Four ways to finance an investment property in Montana, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Montana

Many Montana flips are older houses near downtown: a North Elevation bungalow in Billings, a Northside home in Great Falls, a small house on Missoula's Westside. Price the systems first, since furnaces, wiring, sewer lines, roofs and frost-worn foundations drive these budgets. In the attic, watch for vermiculite. A mine near Libby produced insulation sold nationwide, often as Zonolite, and EPA advises treating it as asbestos and hiring a professional before disturbing it. Sale prices are hard to find in Montana public records, so set your after-repair value from a local agent's sales data.

Apex's hard money fix and flip loans fund up to 92.50% of total cost and up to 100% of the rehab budget, with draws released as work is inspected. First-time investors are welcome, and the minimum FICO is 650.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Montana

DSCR loans fit the rentals Montana investors hold for the long run: houses and small apartment buildings near Montana State and the University of Montana, single-family rentals for Malmstrom families in Great Falls, and homes near the Billings medical corridor. Apex qualifies these loans on the property's rent, with no personal earnings verification, DSCR as low as 0.75x, 30-year fixed and ARM options, loans from $100K to $3M+ and cash-out up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit. Montana law also bars self-governing cities and counties from controlling rents.

Short-term rentals near Yellowstone, Glacier, Big Sky and Flathead Lake are eligible too, but each needs a state license and a lodging tax permit, and some cities restrict them, so confirm the rules first.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Montana

Montana investors use bridge loans to get from one deal to the next: closing on a Billings duplex before another property sells, or carrying a Missoula apartment building through repairs and lease-up until it qualifies for long-term financing. Foundations, roofs and exterior work wait for warm weather here, so some investors buy in the fall and renovate after the thaw. Buyers at a Montana trustee's sale must pay cash, and a hard money bridge loan afterward can help fund repairs.

Apex sets bridge terms deal by deal, considers first-time and experienced sponsors, and sends a term sheet within 12-24 hours. Qualified deals with complete documents can fund in as fast as 15 days.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Montana

Ground-up work in Montana tends to be infill and edge-of-town building: spec homes in new subdivisions around Bozeman, Belgrade, Kalispell and the Billings West End, and backyard units that state law now requires cities to allow. Outside cities and counties with their own code programs, the state building code does not cover small residential buildings, though the energy code still applies through builder self-certification. On a rural lot, check the state sanitation approval for the well and septic before you design, and plan foundations around frost and roofs around snow loads.

Apex's hard money construction loans fund up to 100% of the construction budget, released in stages against inspected progress, and the lot purchase can be included. Approved plans are required before closing, and permits before the first draw.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Montana

Apex offers loans statewide. These markets are a starting point, not a limit.

Billings

Billings is eastern Montana's medical, energy and trade center. Billings Clinic and St. Vincent Regional Hospital anchor the medical corridor north of downtown, refineries in town and in Laurel employ skilled trades, and Montana State University Billings and Rocky Mountain College add students. The North Elevation, below the Rimrocks, has Craftsman bungalows and Tudors close to the hospitals. The South Side is older and more modest, the Heights runs to post-war ranches, and the West End holds newer subdivisions. Many houses have basements, so budget for egress windows if you finish one into bedrooms.

Missoula

Missoula sits at the mouth of Hellgate Canyon on the Clark Fork. The University of Montana shapes much of its rental market, along with Providence St. Patrick Hospital and Community Medical Center. The University District and the Slant Streets have older bungalows and foursquares south of the river, the Rattlesnake runs up a valley north of downtown, and the Northside and Westside near the rail yard hold smaller older homes. Student leases follow the school calendar, so plan turnover around it. Summer wildfire smoke can settle in the valley, and tenants notice good windows and filtration.

Great Falls

Great Falls grew up around the falls of the Missouri River. It leans on Malmstrom Air Force Base, home to an intercontinental ballistic missile wing, the Montana Air National Guard, Benefis Health System and the wheat farms of the Golden Triangle. Many military families rent homes in town. The Northside Residential Historic District has Queen Anne, Colonial Revival, Craftsman and Prairie-style homes, while other parts of town run to modest older houses and post-war ranches. Chinook winds swing winter temperatures fast, and the repeated freeze and thaw is hard on roofs, gutters and concrete.

Bozeman

Bozeman is home to Montana State University and sits in the Gallatin Valley near Bridger Bowl, Big Sky and the road to Yellowstone. The university, Bozeman Health and the local tech sector are major employers. The Bon Ton Historic District and older blocks near Main Street have Victorians, bungalows and cottages, and newer subdivisions spread west toward Belgrade. For short-term rentals, the city no longer permits new whole-home rentals the owner does not live in, a legacy permit ends when the property sells, and its lower-density residential zone allows only room rentals with the host at home.

Kalispell

Kalispell is the commercial center of the Flathead Valley, between Flathead Lake and Glacier National Park, with Whitefish and its ski mountain to the north. Logan Health, Flathead Valley Community College, tourism and the building trades are major employers. Older homes surround downtown, and new subdivisions spread toward Whitefish, Columbia Falls and Evergreen. Second homes, lake cabins and vacation rentals are common in the valley, and nightly rental rules differ between towns and the county. Snow loads, wildfire risk on wooded lots and well and septic systems outside town all belong in the budget.

Before you buy

What Investors Should Know About Montana

01

Trustee sales on smaller parcels

Montana's Small Tract Financing Act lets a loan on a smaller parcel be secured by a trust indenture, which the trustee can foreclose by advertisement and sale without a lawsuit. Notice is mailed to the borrower and junior lienholders, posted on the property and published well before the sale. Paying what is in default plus costs and fees before the sale stops it. Afterward, the lender cannot seek a deficiency judgment, and the winning bidder pays cash.

02

Sale prices stay confidential

When Montana property sells, a realty transfer certificate reporting the sale goes to the county and the Department of Revenue. State law keeps the certificate and its contents confidential, so county records are a weak guide to what nearby homes sold for. Use a local agent's sales data or an appraisal instead.

03

Accessory units and duplexes by right

Montana cities and towns must allow an accessory dwelling unit by right on a lot with a single-family home, and cannot require owner occupancy, extra parking, impact fees or a design that matches the main house. Larger cities must also allow duplexes wherever single-family homes are permitted, under rules no stricter. Cities can still regulate short-term rentals, and the Montana Supreme Court has upheld these laws.

04

Short-term rentals need a state license

Montana treats Airbnb and VRBO rentals as public accommodations. County environmental health staff review the plans, the state health department issues the license, and each rental needs a lodging tax seller's permit from the Department of Revenue. Cities can add their own limits, as Bozeman has for homes the owner does not live in.

05

Deposit deductions follow set steps

Montana landlords may deduct damage, unpaid rent and other money owed from a deposit, but cleaning charges only after written notice of what still needs cleaning and a brief window to do it. After the tenancy ends, the landlord sends a written list of charges with any balance, or returns the full deposit sooner when nothing is owed.

06

Construction lien notices

Subcontractors and suppliers without a direct contract with the owner generally must send the owner a notice of right to claim a lien soon after they start, and file a copy with the county clerk and recorder. Liens must be filed within a limited time after the last work or the owner's notice of completion.

Questions

Montana Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans in Montana?

Yes. Apex arranges business-purpose hard money loans across Montana, including Billings, Missoula, Great Falls, Bozeman and Kalispell, for fix and flip, bridge and new construction projects, plus long-term DSCR rental loans. Loans are for investment property only, not a home you will live in.

Can I buy a Bozeman house as a short-term rental with a DSCR loan?

Short-term rentals qualify for DSCR loans, but Bozeman no longer permits new whole-home rentals the owner does not live in, and a legacy permit does not survive a sale. There, plan on long-term tenants. Elsewhere in Montana, confirm the local rules and the state license before you buy.

How do I set an after-repair value when Montana sale prices are private?

Start with sales of renovated homes nearby from a local agent's records, since the state's realty transfer certificates are confidential. Send us those sales with your purchase price and rehab scope. Apex looks at the purchase, the rehab budget and the expected finished value together.

Do you finance accessory dwelling units and spec homes in Montana?

Yes. Apex funds up to 100% of the construction budget for accessory dwelling units, spec homes and other ground-up and infill projects in Montana, released in stages against inspected progress, and the lot purchase can be included. Approved plans are required before closing.

How fast can a Montana hard money deal close?

Apex sends a term sheet within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days. Order the inspection and a radon test right away, and on rural property check the well and septic, since the results can change the budget.
