The lay of the land

Investing in Nebraska

Nebraska investing centers on the east. The Omaha metro sits on the Missouri River across from Council Bluffs, Iowa, and leans on headquarters companies such as Union Pacific, Berkshire Hathaway, Mutual of Omaha and Kiewit, plus the University of Nebraska Medical Center and Offutt Air Force Base. Lincoln is the state capital and home of the University of Nebraska–Lincoln. Farther west along the Platte River, Grand Island, Kearney and North Platte serve farm country, with beef processing, equipment plants and the railroad as anchors.

Older neighborhoods in Omaha and Lincoln hold brick and frame bungalows, foursquares and Victorians, and basements are standard. Postwar ranches and split-levels fill the next ring, and new subdivisions keep spreading through Douglas, Sarpy and Lancaster counties. Hail and wind wear out roofs, cold winters test furnaces and old plumbing, and spring brings tornado risk. Investors flip older Omaha and Lincoln houses, hold rentals near the campuses and Offutt, and build in Sarpy and Lancaster county subdivisions.

Loan programs

Loan Programs in Nebraska

Four ways to finance an investment property in Nebraska, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Nebraska

Nebraska flips usually start with an older house on an established street: a bungalow in Benson or South Omaha, a two-story home in Lincoln's Near South, or a frame house near downtown Grand Island. Expect a hail-worn roof, an aging furnace, old wiring, sewer line repairs or a damp basement, and test for radon early.

Our hard money fix and flip loans fund up to 92.50% loan-to-cost and up to 100% of the rehab budget, with draws paid against completed work. First-time investors are welcome, and the minimum FICO is 650.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Nebraska

A DSCR loan is qualified on the property's cash flow, with no traditional employment verification. That suits Nebraska investors holding houses and duplexes leased to military families at Offutt, hospital staff in Omaha and Lincoln, state workers and students in Lincoln, and plant workers in Grand Island. Omaha requires landlords to register rentals with the city, and rentals face city inspection.

Long- and short-term rentals are eligible. Loans run from $100K to $3M+, with 30-year fixed and ARM options, ratios as low as 0.75x and cash-out refinances up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Nebraska

Nebraska bridge loans fit deals where someone else sets the clock: an Omaha estate sale with a short deadline, a Lincoln rental bought before the last flip closes, or an older Midtown Omaha apartment building that needs repairs before a bank will lend on it. Most Nebraska foreclosures run through a trustee's sale under a deed of trust, and a trustee's deed passes title without a right of redemption, so a buyer at a trustee's sale is not waiting out a redemption period before the work starts.

Court foreclosures work differently. The sale is not final until the judge confirms it, and the owner can ask to redeem before then, so do not schedule contractors until confirmation. The loan is repaid from a sale or a DSCR refinance once the property is leased.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Nebraska

New subdivisions keep rising in Elkhorn and west Omaha, in Papillion and Gretna in Sarpy County, and at the edges of Lincoln, and builders also take teardown and vacant lots in older Omaha and Lincoln neighborhoods. Plan for Nebraska conditions: footings below the frost line, dry basements, impact-resistant roofing and the passive radon system the state building code requires in new homes where it is enforced.

Our hard money new construction loans fund up to 100% of the construction budget, assess lot and build costs together, and release money in stages against progress.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Nebraska

Apex offers loans statewide. These markets are a starting point, not a limit.

Omaha

Omaha is Nebraska's business and medical center. Union Pacific, Mutual of Omaha, Kiewit and Berkshire Hathaway are based here, and the University of Nebraska Medical Center and Creighton University are major employers near the urban core. Dundee, Benson, Field Club and Florence hold early twentieth-century bungalows, foursquares and Victorians that suit careful renovations, and Midtown and the Blackstone district have older brick apartment buildings. West Omaha, Millard and Elkhorn have newer ranch and two-story homes. The city requires rental registration and inspects rentals, so plan for both on any hold.

Lincoln

Lincoln is the state capital and home of the University of Nebraska–Lincoln. State government, the university, Bryan Health, Nelnet, Hudl and Kawasaki's plant, which builds rail cars and utility vehicles, anchor the job base. Near South, Woods Park, Havelock and University Place hold older bungalows and two-story houses, some divided into apartments. Student rentals cluster near the City and East campuses and in North Bottoms, close to Salt Creek, so check flood maps there. The Haymarket, downtown's old warehouse district, has lofts and apartments, and newer subdivisions ring the city.

Bellevue

Bellevue sits in Sarpy County just south of Omaha, along the Missouri River. Offutt Air Force Base, home of U.S. Strategic Command headquarters, is the city's anchor, and Bellevue University adds students and staff. Military moves bring regular tenant turnover, so houses near the base suit investors who hold rentals and refinance into a DSCR loan. The housing stock runs to postwar ranches and split-levels, with newer subdivisions farther west and south. Missouri River flooding has damaged low ground near the base, so check flood zones and insurance costs before you buy.

Grand Island

Grand Island is the Hall County seat in central Nebraska, along the Platte River. The JBS beef plant, CNH Industrial's combine plant, Chief Industries, Hornady Manufacturing and CHI Health St. Francis are major employers, and the Nebraska State Fair is held at Fonner Park. Older frame and brick houses near downtown suit modest flips and rentals for plant workers, while ranch homes and newer subdivisions sit at the edges of town. Low ground near the Wood River and Platte channels can flood, so check flood maps and look for hail damage.

Before you buy

What Investors Should Know About Nebraska

01

Trustee's sales and court foreclosures

Nebraska deeds of trust usually carry a power of sale. The trustee records a notice of default with the county register of deeds, allows time to cure, then publishes a notice of sale. A trustee's deed conveys title without a right of redemption. In a court foreclosure, the owner can ask to stay the sale and redeem until the court confirms it.

02

Deposits and unpaid rent

Nebraska's Uniform Residential Landlord and Tenant Act caps security deposits and allows a separate, smaller pet deposit. After the tenancy ends, the landlord must return the balance with a written itemization by a short deadline or risk court costs and attorney's fees. Unpaid rent lets the landlord end the lease after written notice and time to pay.

03

Construction liens on investor projects

Nebraska's Construction Lien Act requires contractors, subcontractors and suppliers to record a lien within a set time after they last furnish work or materials. Rules that limit subcontractor liens to what the owner still owes the general contractor protect owner-occupants, not investors. Without a recorded notice of commencement, a lien generally attaches when work visibly begins. Collect lien waivers with each draw.

04

Documentary stamp tax on deeds

Nebraska places a documentary stamp tax on the grantor, the party conveying the property, when a deed transfers real estate. It is based on the value of the transfer, and deeds are presumed taxable unless an exemption clearly applies. On a flip, budget for it as a selling cost at resale.

05

Radon in old and new homes

Nebraska's Department of Health and Human Services says radon is common in Nebraska homes and lists licensed radon testing and mitigation businesses. Where a city or county enforces the state building code, new homes need a passive radon system, with limited exceptions. Remodels are not covered, so test older houses during due diligence.

Questions

Nebraska Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you make hard money loans to first-time investors in Nebraska?

Yes. First-time investors are welcome on our Nebraska fix and flip loans, which fund up to 92.50% loan-to-cost and up to 100% of the rehab budget. The minimum FICO is 650, with lower scores considered case by case. Price the roof, furnace and radon work before you offer.

If I buy at a Nebraska trustee's sale, can the former owner redeem?

No. Under the Nebraska Trust Deeds Act, the owner's rights end when the trustee accepts the highest bid, and the trustee's deed carries no right of redemption. In a court foreclosure, the owner can redeem until the court confirms the sale. Have an attorney review title before you bid.

Do I have to register an Omaha rental property?

Yes. The City of Omaha requires owners to register rental properties through its Permits and Inspections Division, and registered rentals are subject to city inspection. Budget for registration and any repairs an inspection could require before you close on a house you will hold.

Can I get a DSCR loan near Offutt Air Force Base?

Yes. Our DSCR loans are qualified on the property's cash flow, with no traditional employment verification, and cover long- and short-term rentals. Houses and duplexes in Bellevue, Papillion and La Vista leased to military families fit the program well. Loans run from $100K to $3M+.

Can I finance a new build in the Omaha suburbs or Lincoln?

Yes. Our new construction loans cover ground-up builds, including teardowns, across Nebraska, including Sarpy County, west Omaha and Lincoln. The program funds up to 100% of the construction budget and releases money in stages against progress. Budget for the passive radon system the building code calls for.
