The lay of the land

Investing in Texas

Texas is several markets under one name. Houston and the Gulf Coast run on the port, energy, the Texas Medical Center and a wide ring of suburbs. Dallas and Fort Worth share one metroplex built around corporate offices, airports, logistics and aerospace. Austin pairs state government and the University of Texas with a heavy technology presence, and San Antonio leans on its military bases, health care and tourism. El Paso, at the far western tip, looks to Fort Bliss and trade across the border.

The housing stock matters as much as the map. Postwar ranch houses fill the older neighborhoods of Houston, Dallas, San Antonio and Austin, with prewar bungalows closer in. Many parts of the state, the big metros included, sit on expansive clay soil that swells and shrinks with the weather, so foundation work is a normal line in a rehab budget. Hail is a regular roof problem around Dallas and Fort Worth, and flood history shapes deals along the Gulf Coast. Investors here flip older houses in the urban core, hold single-family rentals in the suburbs, run short-term rentals near downtowns and build on infill lots.

Loan programs

Loan Programs in Texas

Four ways to finance an investment property in Texas, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Texas

A Texas flip is usually a postwar ranch or a prewar bungalow that needs its roof, systems and sometimes its foundation before it needs new finishes. Budget for a foundation inspection on any older house, because clay soil moves homes across the state. A seller of the finished house must give the buyer a disclosure that asks about flood history, so repairs that fix drainage and water entry are worth documenting.

Apex's hard money fix and flip loans go up to 92.50% of total cost and up to 100% of the rehab budget, with a 650 minimum FICO and lower scores considered case by case. First-time investors are welcome.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Texas

Texas rental demand follows the jobs: military families near the bases in San Antonio, El Paso and Fort Worth, hospital and university workers, and corporate and technology employees around Dallas, Austin and Houston. Cities cannot adopt rent control outside a disaster-related emergency, so the lease and the market set the rent you underwrite. Property taxes are local, so use the actual bill, which can include a utility district on newer Houston-area lots. Short-term rentals add the state hotel occupancy tax, and cities such as Austin require a license.

Apex qualifies DSCR loans on the property's cash flow, with no employment or personal earnings verification: ratios as low as 0.75x, 30-year fixed and ARM options, loan amounts from $100K to $3M+, cash-out up to 80% LTV, and long-term or short-term rentals eligible. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Texas

Texas bridge loans cover the gap between deals: closing on a purchase before another sale funds, buying a vacant house or small multifamily building that must be leased up before a refinance, or carrying a property through repairs while permanent financing comes together. Check the survey, the flood zone and any recorded deed restrictions early, so a surprise does not stall the exit.

Terms are set deal by deal. Experienced and first-time sponsors are both considered, term sheets go out within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Texas

Texas builders work two ways. Subdivisions at the edge of Houston, Dallas-Fort Worth, Austin and San Antonio sell finished lots, and infill builders in the urban core replace older houses. Check whether a lot sits in a municipal utility district, which Texas law lets levy its own tax, and whether it falls in a floodplain, where Houston requires new buildings to be raised above the flood level its ordinance sets. Contractors, suppliers and design professionals have lien rights, so collect lien waivers on the statutory form.

Apex's hard money construction loans cover up to 100% of the construction budget, with draws released against progress. Land or lot cost and the build budget are assessed together, ground-up and infill projects are both considered, and your completed projects count toward approval.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Program terms are general guidelines, not a quote or commitment. Every loan is subject to underwriting and approval and is for business purposes only.

Local markets

Where We Finance in Texas

Apex offers loans statewide. These markets are a starting point, not a limit.

Houston

Houston has no use zoning, so private deed restrictions, which the city can help enforce, and historic districts such as those in the Heights, a bungalow neighborhood northwest of downtown, shape what you can do with a lot. Older houses fill the Heights, Garden Oaks, Oak Forest and Spring Branch, and many sit on pier-and-beam foundations that need a careful inspection. The port, the energy sector, the Texas Medical Center and NASA's Johnson Space Center anchor rental demand, while Katy, Cypress and Pearland carry suburban rentals and new builds. Floodplain status and flood history belong in every Houston underwrite.

San Antonio

San Antonio runs on the military, health care and tourism. Joint Base San Antonio brings service members and their families, and the River Walk and downtown draw visitors. King William, Monte Vista, Dignowity Hill and Tobin Hill, close to downtown, are local historic districts, so exterior changes need a Certificate of Appropriateness from the city's Office of Historic Preservation. Build that review into a rehab schedule. Outside the districts, postwar ranch houses on the north, west and south sides give investors flips and rentals without the review. Alamo Heights is a separate city with its own rules.

Dallas

Dallas is the center of a metroplex shared with Fort Worth, with corporate offices, DFW Airport and Love Field behind its jobs. Uptown and downtown are mostly apartments and condos, so single-family work sits farther out. Oak Cliff has prewar bungalows and Tudor houses, East Dallas and Lakewood have older family houses, and Lake Highlands and Pleasant Grove have many postwar ranches. Hail and clay soil put roofs and foundations at the top of every inspection. Garland, Mesquite, Irving and Plano mix single-family rentals with infill and new construction across the suburbs.

Austin

Austin pairs state government and the University of Texas with a technology sector that includes Dell in nearby Round Rock. Hyde Park, Travis Heights, Bouldin Creek and parts of East Austin hold bungalows and small older houses, while Crestview, Allandale and Windsor Park have midcentury ranches. Round Rock, Pflugerville and Cedar Park supply newer suburban rentals. The city requires an operating license for short-term rentals, and booking platforms collect the city hotel tax. West of town, Hill Country lots can mean wells, septic systems, limestone and slope, so confirm utilities and soils before you price a build.

Fort Worth

Fort Worth shares the metroplex with Dallas but has its own employers: Lockheed Martin's aircraft plant, the Naval Air Station Fort Worth Joint Reserve Base, rail and logistics around Alliance, and Texas Christian University. The Near Southside and Fairmount hold prewar bungalows, and Ryan Place and Arlington Heights have older houses of their own. Hail, clay soil and aging foundations make inspections a priority here, as in Dallas. Newer subdivisions around the edge of the city call for a check on utilities and floodplain status before you price a build.

Before you buy

What Investors Should Know About Texas

01

Foreclosure sales follow a fixed monthly date

Where a deed of trust gives the lender a power of sale, the sale must be a public auction. State law sets it for the first Tuesday of a month, normally at the county courthouse or an area the county commissioners designate. Notice must be posted at the courthouse, filed with the county clerk and sent to the borrower by certified mail, so the schedule is public.

02

Sellers must disclose flood history

A seller of single-dwelling residential property must give the buyer a written condition notice. It asks about known defects and repairs and about flooding: floodplain location, past water entering a structure in a flood, and flood insurance. An investor who sells a renovated house is not on the list of exempt transfers, though foreclosure sales and first sales of never-occupied new houses are. A buyer who gets the notice late can terminate.

03

Title insurance premiums are set by the state

The insurance commissioner fixes the premium for title insurance policies in Texas, and no company or agent may charge a different amount for the same prescribed policy. That takes the premium out of an investor's comparison of title companies, so choose one on how carefully and how quickly it closes, and bring it in early.

04

Property tax is set locally

Texas has no state property tax. Local taxing units, which fund schools, streets, police and fire protection, set the tax, and questions about an appraisal go to the local appraisal district or tax assessor-collector. A rental's bill therefore depends on where it sits, so ask for the current bill before you underwrite.

05

Rent control is tightly limited

A Texas city may establish rent control by ordinance only in a narrow case: its governing body finds a housing emergency caused by a disaster, and the governor approves the ordinance. The city must continue or end it in the same way the governor continues or ends the state of disaster. Otherwise the lease and the market set the rent.

06

Contractors and suppliers can lien the property

A person who supplies labor or materials for construction or repair under a contract with the owner or the owner's contractor has a lien. So do suppliers who specially fabricate material, licensed architects, engineers and surveyors, landscaping crews and demolition crews. On a rehab or a build, ask who is working on the property and keep payments and paperwork current.

Questions

Texas Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans in Texas?

Yes. Apex arranges hard money and other real estate investment loans across Texas, including Houston, Dallas, San Antonio, Austin, Fort Worth and El Paso, for fix and flip, DSCR rental, bridge and new construction projects. Loans are for business-purpose investment property only, not a home you plan to live in.

How much can I borrow on a Texas fix and flip?

Up to 92.50% of total cost, including up to 100% of the rehab budget, subject to underwriting. Your cash covers the rest plus closing costs. The minimum FICO is 650, lower scores are considered case by case, and first-time investors are welcome.

Can I get a DSCR loan on a Texas short-term rental?

Yes. Short-term rentals are eligible, and the loan is qualified on the property's cash flow, with ratios as low as 0.75x. Budget for the state hotel occupancy tax, and check your city's rules first, because cities such as Austin require an operating license.

Does Texas have rent control?

Texas law limits rent control to a disaster-related housing emergency that the governor approves. Outside that case, the lease and the market set the rent, so the income you underwrite on a Texas rental comes from the lease and the property's cash flow, not a local cap.

When do foreclosure auctions happen in Texas?

When a deed of trust carries a power of sale, the auction is held on the first Tuesday of a month, normally at the county courthouse or an area the county designates. Notice must be posted, filed with the county clerk and mailed to the borrower first.

Do you finance new construction in Texas?

Yes. Apex hard money construction loans cover up to 100% of the construction budget, with draws released against progress. Ground-up and infill projects are both considered. Before you commit to a lot, check the floodplain, any utility district and any recorded deed restrictions, since each can change the budget and the plan.
