The lay of the land

Investing in Arkansas

Arkansas has a few distinct investor markets. Northwest Arkansas, from Fayetteville through Springdale and Rogers to Bentonville, is anchored by the University of Arkansas and the headquarters of Walmart, Tyson Foods and J.B. Hunt. Central Arkansas centers on Little Rock, North Little Rock and Conway, where state government, hospitals and colleges support rental demand across older neighborhoods. Fort Smith and the Arkansas River Valley lean on manufacturing and trucking.

Hot Springs draws visitors to its national park and lakes, which supports vacation rentals. Brick ranch houses are common statewide, with frame bungalows and Victorian homes in older city neighborhoods. Hot, humid summers make working air conditioning a must, spring storms and tornadoes put roofs and insurance high on the inspection list, and land near the Arkansas River or in the Delta needs a flood zone check. The usual plays are renovating older houses, holding rentals near campuses and hospitals, and building in the northwest.

Loan programs

Loan Programs in Arkansas

Four ways to finance an investment property in Arkansas, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Arkansas

Arkansas flips split by region. In Little Rock, North Little Rock and Fort Smith, investors often buy older brick ranches and frame bungalows that need a roof, wiring, plumbing, HVAC or foundation work before any cosmetic finishes. In the subdivisions of Northwest Arkansas, a flip is more often flooring, kitchens and baths.

Our hard money fix and flip loans fund up to 92.50% of total cost and up to 100% of the rehab budget, with draws paid against completed, inspected work. First-time investors are welcome, and the minimum FICO is 650.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Arkansas

A DSCR loan is qualified on the property's rent, not your personal income, which suits Arkansas investors holding houses and duplexes. Tenants include students and staff in Fayetteville, hospital and state workers in Little Rock, plant workers in Springdale and Fort Smith, and vacation guests around Hot Springs and the Bentonville trails.

Long- and short-term rentals are eligible. Loans run from $100K to $3M+, with 30-year fixed and ARM options, ratios as low as 0.75x and cash-out refinances up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit. Arkansas law bars cities and counties from imposing rent control.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Arkansas

Investors here use bridge loans when timing does not fit a bank: buying the next house before the last flip sells, closing fast on an estate sale, or buying at a foreclosure sale, where the sale type decides whether a redemption right follows. Another is a set of duplexes or a small apartment building in Little Rock or Fort Smith that needs repairs and tenants before a long-term lender will step in.

A hard money bridge loan carries the property until a sale or DSCR refinance pays it off, with terms set per deal.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Arkansas

In the northwest, Bentonville, Rogers, Springdale and Fayetteville keep adding subdivisions, townhomes and infill houses near downtowns. Central Arkansas sees building in west Little Rock and Conway, and builders are active at Chaffee Crossing, on former Fort Chaffee land near Fort Smith. Ozark lots can be steep and rocky, so budget for site work.

Our new construction loans fund up to 100% of the construction budget, assess lot and build costs together, and release money in stages against progress. Approved plans are required before closing, and permits before the first draw.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Arkansas

Apex offers loans statewide. These markets are a starting point, not a limit.

Little Rock

Little Rock is the state capital, with state government, the University of Arkansas for Medical Sciences and Arkansas Children's Hospital among its anchors. The Quapaw Quarter and Hillcrest hold Victorian houses and Craftsman bungalows, and historic district rules can apply to exterior work in parts of the city, so check before you plan. The Heights and west Little Rock draw owner-occupant buyers for finished flips, while modest brick and frame houses to the south and southwest are common rental buys. North Little Rock adds the Argenta district and older streets.

Fayetteville

Fayetteville is home to the University of Arkansas, and the campus drives rental demand for houses, duplexes and small apartment buildings near Dickson Street. Older neighborhoods near downtown, including the Washington-Willow historic district, suit careful renovations. The Ozark hills leave many lots sloped, which affects foundations, drainage and the cost of additions. Razorback home games bring visitors who book short-term rentals, so check the city's short-term rental rules before you buy. Flips here are often lighter renovations sold to faculty, medical staff and families moving to Northwest Arkansas for work.

Fort Smith

Fort Smith sits on the Arkansas River at the Oklahoma line and anchors the River Valley. ArcBest is headquartered here, manufacturers and trucking firms are major employers, and Ebbing Air National Guard Base hosts a training mission for foreign military pilots. The Belle Grove Historic District and neighborhoods around downtown hold Victorian houses and older cottages that often need full-system renovations, so set the draw schedule around roofs, wiring and plumbing. Chaffee Crossing adds newer homes and a medical college at the city's edge. Duplexes and brick homes suit buy-and-hold investors.

Springdale

Springdale sits between Fayetteville and Rogers in the middle of Northwest Arkansas. Tyson Foods is headquartered here, poultry and food processing are major employers, and J.B. Hunt is next door in Lowell. The city has large Hispanic and Marshallese communities and steady demand for family-size rentals. Downtown along Emma Avenue has drawn new restaurants, housing and investment tied to the Razorback Greenway trail. Housing runs from small older homes near downtown to subdivisions from recent decades, where roofs, HVAC systems and finishes coming due make good candidates for mid-scope flips.

Before you buy

What Investors Should Know About Arkansas

01

Foreclosure paths

Arkansas lenders can foreclose in circuit court or, when the mortgage authorizes a sale on default, by statutory sale out of court. That sale needs a recorded notice of default and intention to sell, a waiting period and mailed notice, and it ends all redemption rights. After a court-ordered sale, the borrower can redeem unless the mortgage waived that right.

02

Property tax after a sale

The Arkansas Constitution limits how fast assessed value can rise after a countywide reappraisal, more tightly for a homestead than for a rental. New construction and substantial improvements fall outside those limits, and a buyer cannot claim those limits for a time after a sale, so the assessment can reset toward current appraised value.

03

Deposits and rent control

State law limits the size of a security deposit and requires its return, less itemized deductions for unpaid rent and damage, within a set period after the tenancy ends. Small landlords who manage their own units are exempt up to a unit limit. Local governments may not control residential rents.

04

Rental quality standards

Leases made or renewed since the state's implied standards took effect must provide running hot and cold water, electricity, drinking water, sewer and plumbing that meet code, a functioning roof and building envelope, and working heat and air conditioning where present. Tenants may not withhold rent, but a tenant current on rent may end the lease if a written defect notice goes unremedied.

05

Liens and contractor licenses

On houses and small residential buildings, the contractor must give the owner the state's lien notice, in person or by certified mail, before work begins, or lose its own lien rights. Subcontractors and suppliers can give their own notice. Residential building and home improvement contractors generally must also hold a license from the Residential Contractors Committee.

Questions

Arkansas Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you make hard money loans to first-time flippers in Arkansas?

Yes. First-time investors are welcome on our Arkansas fix and flip loans, which fund up to 92.50% of total cost and up to 100% of the rehab budget. The minimum FICO is 650, and lower scores are considered case by case.

Can a former owner redeem a house I buy at an Arkansas foreclosure sale?

It depends on the sale. After a statutory sale held out of court, no one can redeem. After a court-ordered sale, the borrower can redeem unless the mortgage or deed of trust waived that right. Have an Arkansas attorney review the file first.

Can I use a DSCR loan on a short-term rental in Arkansas?

Yes. Our DSCR loans cover long- and short-term rentals and are qualified on the property's cash flow, with no personal-income verification. Vacation rentals near Hot Springs, the Bentonville trails and the Fayetteville campus are common examples. Check the city's short-term rental rules before you buy.

Will my property taxes change after I buy or renovate in Arkansas?

Often, yes. A buyer cannot claim the state's limits on assessment increases for a time after a sale, so the assessed value can reset toward current appraised value. New construction and substantial improvements fall outside the limits too. Ask the county assessor for an estimate first.

How fast can an Arkansas hard money loan close?

Term sheets go out within 12 to 24 hours, and qualified deals with complete documents can fund in as fast as 15 days. A quick close backed by a complete file helps you win an estate sale or a house a seller needs to move.
