Hard Money Loans in Missouri

The lay of the land

Investing in Missouri

Missouri investing centers on two metros at opposite ends of the state. Kansas City sits on the Kansas line, with older neighborhoods south of downtown and newer suburbs in the Northland and Lee's Summit. St. Louis is a city separate from St. Louis County, with its own government, permit office and tax bills. In between are the college towns of Columbia and Springfield, and in the Ozarks, Branson and the Lake of the Ozarks draw vacation renters.

Housing runs from brick bungalows, flats and Victorian rowhouses in St. Louis to Kansas City shirtwaist houses, postwar ranches and new subdivisions at the edges of each metro. Hail and tornadoes are hard on roofs, hot summers and cold winters wear out HVAC systems, and the Ozarks sit on karst limestone where sinkholes can open. Investors flip brick houses in St. Louis and Kansas City, hold student rentals in Columbia and Springfield, and buy vacation rentals near Branson and the Lake of the Ozarks.

Loan programs

Loan Programs in Missouri

Four ways to finance an investment property in Missouri, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Missouri

Missouri flips usually start with an older house. In St. Louis that often means a brick home or flat that needs tuckpointing, a roof, wiring, plumbing and lead-safe work on old paint. Kansas City's older neighborhoods, from Midtown to Waldo, have shirtwaist houses and bungalows that need the same system work, while suburban ranches more often need kitchens and baths.

Our hard money fix and flip loans fund up to 92.50% loan-to-cost and up to 100% of the rehab budget, with draws paid against completed work. First-time investors are welcome, and the minimum FICO is 650.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Missouri

A DSCR loan is qualified on the property's rent, not your tax returns, which suits Missouri investors holding houses, duplexes and small brick multifamily buildings. Tenants include hospital and university staff in St. Louis and Kansas City, students in Columbia and Springfield, and military families near Fort Leonard Wood. Vacation rentals near Branson and the Lake of the Ozarks qualify too, and state law bars local rent control.

Loans run from $100K to $3M+, with 30-year fixed and ARM options, ratios as low as 0.75x and cash-out refinances up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Missouri

Missouri bridge loans fit deals on a short clock: an estate sale with a firm deadline, the next Kansas City house bought before the last flip sells, or a partly vacant brick building in St. Louis or Kansas City through repairs and lease-up until the rent supports a DSCR loan. If a house went through a trustee's sale, have the title checked for a pending redemption claim.

In St. Louis, confirm whether the city or the county issues the permits before you set the repair schedule, since the city is separate from St. Louis County. The loan is repaid from a sale or a refinance, with terms set deal by deal.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Missouri

New subdivisions keep rising at the edges of Missouri's metros: the Northland and Lee's Summit around Kansas City, St. Charles County west of St. Louis, and Nixa and Ozark south of Springfield. Infill lots in older neighborhoods suit single homes. Plan for the ground: karst in the Ozarks calls for a sinkhole check, river bottoms for a look at flood maps, and southeast Missouri sits in the New Madrid Seismic Zone.

Our hard money construction loans fund up to 100% of the construction budget, assess lot and build costs together, and release money in stages against progress.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Missouri

Apex offers loans statewide. These markets are a starting point, not a limit.

Kansas City

Hallmark, H&R Block, Burns & McDonnell and the Federal Reserve Bank of Kansas City are based in Kansas City, Missouri, along with Children's Mercy hospital and the University of Missouri-Kansas City. Ford builds vehicles at its plant in nearby Claycomo. Midtown, Hyde Park, Waldo and the Historic Northeast hold shirtwaist houses, bungalows and Victorians that suit full renovations, while the Northland has newer subdivisions. The city requires owners to register rental properties each year under its Healthy Homes Rental Inspection Program, and a buyer must file a new application when ownership changes.

St. Louis

St. Louis is an independent city, separate from St. Louis County. The region's anchors include Washington University, the BJC HealthCare medical campus in the Central West End, Saint Louis University and the Anheuser-Busch brewery, and Boeing builds military aircraft near the airport in North County. The city is known for red brick: Victorian rowhouses in Soulard and Lafayette Square, and bungalows and flats with a unit on each floor in Tower Grove South and Dutchtown. Conditions change block by block, so judge each street on its own and budget for masonry, roofs and full mechanical systems.

Springfield

Springfield is the main city of the Ozarks. Missouri State and Drury universities, the CoxHealth and Mercy hospital systems, and the home offices of Bass Pro Shops and O'Reilly Auto Parts anchor its economy, and Branson's tourism trade lies to the south. Older houses near downtown and historic Commercial Street, in Rountree and around Phelps Grove suit careful renovations, while ranch houses across the city and student housing near campus are common rental buys. Springfield sits on karst limestone, so check for sinkholes and drainage problems before you buy or build.

Columbia

The University of Missouri's flagship campus and MU Health Care anchor Columbia, along with Columbia College, Stephens College and the home offices of Veterans United Home Loans and Shelter Insurance. Jefferson City, the state capital, is a short drive south. Student rentals in East Campus and the Benton-Stephens neighborhood are common DSCR holds, though leases tend to follow the school year. Older houses in the historic Old Southwest suit careful renovations, and newer subdivisions at the edges of town draw builders who plan to sell to university and hospital staff.

Before you buy

What Investors Should Know About Missouri

01

Trustee's sales and a narrow redemption right

A Missouri deed of trust can be foreclosed by lawsuit or by a trustee's sale after published and mailed notice. If the lender itself buys at the sale, the former owner can redeem for a set period, but only after giving written notice at or shortly before the sale and paying the debt, interest, taxes and costs.

02

Values reset every odd-numbered year

Assessors value real property as of the start of each odd-numbered year, and those values carry into the next year, so underwrite on the bill you expect after the next reset. Rooms whose rent is subject to state sales tax count as transient housing, not residential, so ask how the county will classify a short-term rental.

03

Security deposits

State law caps security deposits and requires the landlord to hold them in a federally insured bank, credit union or depository institution. After the tenancy ends, the landlord has a set deadline to return the deposit or itemize damages, and wrongful withholding costs the landlord a multiple of the amount withheld. Pet deposits are not security deposits.

04

Mechanic's liens and lien waivers

Contractors and suppliers have a limited window to file a lien, and anyone but the original contractor must notify the owner first. A contractor hired directly by the owner must give a bold-type Notice to Owner before taking payment, or it has no lien. Without lien waivers you may pay for the same work again, so collect waivers with each draw.

Questions

Missouri Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you make hard money loans to first-time flippers in Missouri?

Yes. First-time investors are welcome on our Missouri fix and flip loans, which fund up to 92.50% loan-to-cost and up to 100% of the rehab budget. The minimum FICO is 650, with lower scores considered case by case. On an older brick house, price the masonry and mechanicals first.

Can a Missouri borrower take a property back after a trustee's sale?

Only in a narrow case. If the lender buys at the sale, the former owner can redeem for a set period after giving written notice at or shortly before the sale and paying the debt, interest, taxes and costs. Have a Missouri attorney review the title before you buy.

Can Kansas City or St. Louis cap the rent on my property?

No. State law bars Missouri cities and counties, including charter governments, from regulating rent on privately owned residential property. It also bars local rules that cap security deposits or restrict tenant screening under a landlord's own criteria. Kansas City does require owners to register rental properties under its Healthy Homes program.

Can I get a DSCR loan on a Branson or Lake of the Ozarks vacation rental?

Yes. Long- and short-term rentals are eligible, and our DSCR loans are qualified on the property's cash flow without verifying your employment or personal earnings. Ask the county how it will classify the property, since rooms subject to state sales tax are not assessed as residential.

Can I finance a new build in Columbia or the Kansas City suburbs?

Yes. Our new construction loans cover ground-up and infill projects across Missouri, including Columbia, the Northland and Lee's Summit. The program funds up to 100% of the construction budget and releases money in stages against progress. Approved plans are required before closing, and permits before the first draw.
