Hard Money Loans in Colorado

Apex Capital Advisors arranges fix and flip, DSCR rental, bridge and new construction loans for Colorado investors, from a bungalow flip in Denver to a rental near Fort Carson or a spec home in Fort Collins. Term sheets go out within 12-24 hours.

The lay of the land

Investing in Colorado

Colorado investing centers on the Front Range, the chain of cities from Fort Collins and Greeley through Boulder and Denver down to Colorado Springs and Pueblo. Older neighborhoods near each downtown hold Victorians, Denver Squares and brick bungalows. Farther out come post-war ranches with basements, split-levels and bi-levels, then newer master-planned subdivisions. West of the mountains, Grand Junction anchors the Western Slope, and resort towns such as Vail, Breckenridge and Steamboat Springs draw second-home buyers and short-term rental investors.

The economy leans on aerospace, the military bases around Colorado Springs and Aurora, the university campuses in Boulder and Fort Collins, health care, oil and gas in Weld County, and mountain tourism. Climate shapes rehab budgets here. Front Range hail wears out roofs, swelling clay soils move foundations and crack basement slabs, and a radon test belongs on every inspection list. In the foothills, wildfire risk affects both building plans and insurance.

Loan programs

Loan Programs in Colorado

Four ways to finance an investment property in Colorado, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Colorado

Colorado flips usually start with older housing near a downtown: a Denver bungalow with original wiring, a Colorado Springs ranch that needs a kitchen, a Lakewood split-level with dated baths. Finishing the basement to add bedrooms is a common way to add value, so budget for egress windows and permits, plus a sewer scope and a roof check for hail damage.

Apex's hard money fix and flip loans fund up to 92.50% of total cost and up to 100% of the rehab budget, with draws released as work is inspected. First-time investors are welcome, and the minimum FICO is 650.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Colorado

DSCR loans fit the rentals Colorado investors hold for the long run: single-family homes and duplexes near the Colorado Springs bases, townhomes in Aurora near the medical campus, and houses close to Colorado State in Fort Collins. Apex qualifies these loans on the property's rent, not your personal income, with DSCR as low as 0.75x, 30-year fixed and ARM options, loans from $100K to $3M+ and cash-out refinancing up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

Short-term rentals are eligible too, which matters in the mountain towns, but nightly rental rules are set locally, so confirm the property can be licensed first.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Colorado

Bridge loans in Colorado usually solve a timing problem. A buyer may need to close on a Denver duplex before another property sells, or buy a rental with a long-term tenant in place, where Colorado's for-cause eviction law means renovation plans have to fit within the lease and the notice the law requires. Others use a hard money bridge to buy a vacant mountain condo, finish light work and lease it.

Apex sets bridge terms deal by deal, considers first-time and experienced sponsors, and sends a term sheet within 12-24 hours. Exits are usually a sale or a DSCR refinance.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Colorado

Ground-up work in Colorado tends to be infill or edge-of-town building: scrape-and-rebuild lots in older Denver neighborhoods and spec homes in newer suburbs around Denver and Colorado Springs. State law now makes many Front Range cities allow an accessory dwelling unit on single-family lots. Order the soils report early, since swelling clay can change the foundation design, and in the foothills plan for wildfire mitigation and snow loads.

Apex funds up to 100% of the construction budget, released in stages against inspected progress, and the lot purchase can be included. Approved plans are required before closing.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Program terms are general guidelines, not a quote or commitment. Every loan is subject to underwriting and approval and is for business purposes only.

Local markets

Where We Finance in Colorado

Apex offers loans statewide. These markets are a starting point, not a limit.

Denver

Denver's older neighborhoods are where many Colorado flips begin. Capitol Hill and the Highlands have Victorians and Denver Squares, while Berkeley, Sunnyside, Park Hill and Washington Park are known for brick bungalows and Tudors. South and southwest Denver, including Harvey Park and Mar Lee, have post-war brick ranches with basements that suit a cosmetic rehab and a basement finish. Small houses on narrow lots are also torn down for new duplexes and townhomes. Jobs at the airport, in state government, at the hospitals and in downtown offices keep renters coming to the city.

Colorado Springs

Colorado Springs is a military town. Fort Carson, Peterson and Schriever Space Force Bases and the U.S. Air Force Academy bring a regular flow of service members and families who rent, which keeps single-family rentals near the bases in demand. The Old North End and Old Colorado City have older homes with character, central and east-side neighborhoods run to ranches, split-levels and bi-levels, and the north and east hold newer subdivisions. The Waldo Canyon fire reached the Mountain Shadows neighborhood on the west side, so price insurance early on homes near the foothills.

Aurora

Aurora, just east of Denver, is anchored by the Anschutz Medical Campus, home to the University of Colorado's health sciences schools, UCHealth University of Colorado Hospital and Children's Hospital Colorado, and by Buckley Space Force Base. Medical staff, graduate students and military households all rent here. North Aurora near Colfax Avenue has smaller post-war homes and older apartments, central Aurora runs to ranches, split-levels and townhome communities, and the southeast has newer master-planned neighborhoods. Many flips here are updates to kitchens, baths, furnaces and water heaters rather than structural repairs.

Fort Collins

Fort Collins is home to Colorado State University's main campus, and students and staff shape the rental market around campus and Old Town. The streets near Old Town have older bungalows and cottages, while south and southeast Fort Collins lean toward ranch homes and newer subdivisions. The city long capped how many unrelated people could share a house, but that rule ended when a state law on occupancy limits took effect, which changes the math on larger student rentals. Lease to the school calendar and keep turnover costs in the budget.

Before you buy

What Investors Should Know About Colorado

01

Foreclosure runs through the public trustee

Colorado foreclosures on a deed of trust run through the county public trustee. After the lender files a notice of election and demand, the trustee records it and sets a sale, and a district court must authorize the sale after a hearing on default and military service. Owners can file to cure before the sale, and junior lienholders get a short window to redeem afterward.

02

Evictions need cause

Colorado now requires a landlord to have cause to evict a residential tenant, with certain exceptions. Cause includes unlawful detention and nuisance or damage by the tenant. The law also lists no-fault grounds, among them substantial repairs or renovations, demolition or conversion, a landlord or family member moving in, and withdrawing the home from the rental market to sell it. Check the exceptions and notice rules before you plan a renovation around a tenant in place.

03

Accessory dwelling units are allowed by state law

Municipalities in a metropolitan planning organization's area, and the larger parts of counties inside it, must allow one accessory dwelling unit with an administrative approval process wherever they allow a detached single-family home. They also cannot enact or enforce local rules that restrict building or converting such a unit. Local short-term rental rules still apply.

04

No occupancy limits based on family ties

Colorado cities and counties can no longer limit how many people share a home based on family relationship. Limits can still rest on health and safety standards, such as building and fire codes, or on affordable housing program rules. Near a campus, the lease and the building code now set the practical limit.

05

New homes come with a soils report

A builder or developer selling a new home must give the buyer a summary of the site's soils analysis and recommendations before closing. Where expansive soils are a significant concern, the buyer also gets a publication on how to build and care for a home on them. On a Front Range spec build, order the report before you price the foundation.

Questions

Colorado Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans in Colorado?

Yes. Apex arranges business-purpose hard money loans across Colorado, including Denver, Colorado Springs, Aurora and Fort Collins, for fix and flip, bridge and new construction projects, plus long-term DSCR rental loans. Loans are for investment property only, not a home you will live in.

Can I flip a Colorado house that has a long-term tenant?

Yes, but plan around the lease. Colorado requires cause to evict a residential tenant, with certain exceptions. Substantial renovation and withdrawing a home to sell it are listed no-fault grounds, subject to the law's limits and notice rules, so build that time into your loan term and confirm the details for your property.

Do Colorado short-term rentals qualify for a DSCR loan?

Yes. Short-term and vacation rentals are eligible, qualified on the property's cash flow rather than your personal income, with DSCR as low as 0.75x. Income can be supported by AirDNA data, the property's own history or short-term rental comparables, depending on the program. Confirm the city or county will license the rental first.

Do you finance ground-up building in Colorado?

Yes. Apex funds up to 100% of the construction budget for ground-up and infill projects, released in stages against inspected progress, and the lot purchase can be included. Approved plans are required before closing and permits before the first draw, and your completed projects count toward approval.

How fast can a Colorado deal close?

Apex sends a term sheet within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days. On a Colorado purchase, order the inspection, a sewer scope and a radon test right away, since the results can change the rehab budget.
