The lay of the land

Investing in Kansas

Kansas investing splits along regional lines. On the Kansas side of the Kansas City metro, Johnson County suburbs such as Overland Park, Olathe and Lenexa hold newer subdivisions and school districts that draw families, while Kansas City, Kansas, has older houses near downtown. Wichita runs on aircraft manufacturing and McConnell Air Force Base. Topeka is the state capital. Campuses add rental demand: the University of Kansas in Lawrence and Kansas State in Manhattan, near Fort Riley.

Typical housing is brick and frame ranches, bungalows and split-levels, with Victorian and Craftsman homes in older neighborhoods. Basements are common. Kansas weather is hard on buildings: hail and tornadoes damage roofs, cold winters and hot summers wear out furnaces and air conditioners, and clay soils in the east can shift foundations and push water into basements. Investors flip older houses in Wichita and Kansas City, Kansas, hold rentals near the campuses and Fort Riley, and build in newer Johnson County subdivisions.

Loan programs

Loan Programs in Kansas

Four ways to finance an investment property in Kansas, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Kansas

Kansas flips usually start with an older house. In Wichita, Topeka and Kansas City, Kansas, investors buy postwar ranches, bungalows and two-story frame homes that often need a roof, wiring, plumbing, a furnace or basement waterproofing before new finishes. In older Johnson County suburbs, the work is more often kitchens, baths and dated split-levels.

Our hard money fix and flip loans fund up to 92.50% loan-to-cost and up to 100% of the rehab budget, with draws paid against completed work. First-time investors are welcome, and the minimum FICO is 650.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Kansas

A DSCR loan is qualified on the property's rent, not your personal income, which suits Kansas investors holding houses and duplexes. Tenants include aircraft workers in Wichita, hospital staff near the University of Kansas Medical Center, state workers in Topeka, students in Lawrence and Manhattan, and military families near Fort Riley and Fort Leavenworth. Kansas law bars local rent control.

Long- and short-term rentals are eligible. Loans run from $100K to $3M+, with 30-year fixed and ARM options, ratios as low as 0.75x and cash-out refinances up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Kansas

In Kansas, a bridge loan covers the time between buying and a clean exit. An investor may buy the next Wichita ranch before the last flip sells, close quickly on an estate sale in Topeka, or hold a small Lawrence rental building through repairs while leases turn over. Sheriff's sales need extra patience. When redemption applies, the buyer receives a certificate of purchase rather than a deed, and the former owner keeps possession until redemption ends, so plan the hold around that wait.

Read the foreclosed mortgage before you bid. Kansas lets a mortgage waive or shorten redemption, but not on farmland or an owner-occupied house or duplex, and that changes how long you hold. The bridge loan is repaid when the house sells or moves to a DSCR loan once it is leased.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Kansas

New subdivisions keep rising at the edges of the metros: southern Overland Park, Olathe, Lenexa and Shawnee in Johnson County, and Andover, Derby and Maize around Wichita. In older inner suburbs such as Prairie Village, builders also tear down small ranch houses and build new homes on the lots. Plan for the weather and the ground with impact-resistant roofing, soil testing on clay lots and well-drained basements.

Our hard money new construction loans fund up to 100% of the construction budget, assess lot and build costs together, and release money in stages against progress.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Kansas

Apex offers loans statewide. These markets are a starting point, not a limit.

Wichita

Wichita calls itself the Air Capital of the World. Textron Aviation builds Cessna and Beechcraft planes here, Boeing now owns the big fuselage plant that was Spirit AeroSystems, and McConnell Air Force Base sits on the southeast side. Koch Industries and Wichita State University are other anchors. College Hill, Riverside and Delano hold older bungalows and two-story homes that suit careful renovations, while postwar ranch houses on the south and west sides are common buys for investors who plan to hold rentals. Check flood maps near the Arkansas River and its tributaries.

Overland Park

Overland Park is a Johnson County suburb on the Kansas side of the Kansas City metro. Black & Veatch is headquartered here, and families move in for the Blue Valley and Shawnee Mission school districts. The north side has ranch houses and split-levels from the postwar decades, which make good flips for buyers who want an established street close to the city. The south side has newer subdivisions and remaining open land, where new construction loans fit. Downtown Overland Park, along Santa Fe Drive, has added apartments and mixed-use buildings.

Kansas City

Kansas City, Kansas, shares a consolidated government with Wyandotte County, called the Unified Government. The University of Kansas Medical Center, the General Motors Fairfax plant and the Village West shopping and sports district in western Wyandotte County are major job centers. Strawberry Hill, Rosedale and Argentine hold older houses, some on steep hillside lots, and full-system rehabs are common. Armourdale and parts of Argentine sit in the Kansas River bottoms, so check flood zones. Duplexes and small houses suit investors who plan to rent and refinance into a DSCR loan.

Topeka

Topeka is the state capital, and state government is its anchor employer, along with Hill's Pet Nutrition's headquarters, a Goodyear tire plant, a Mars chocolate plant and Washburn University. Potwin and the historic blocks near the Capitol hold Victorian and early twentieth-century homes. Westboro and the streets around Washburn have brick and frame houses that draw owner-occupant buyers after a renovation. Smaller houses in central and east Topeka are common rental buys. Older houses often hide outdated wiring and plumbing, so build that into the scope and the draw schedule.

Before you buy

What Investors Should Know About Kansas

01

Foreclosure sales and redemption

A Kansas foreclosure sale is held at the county courthouse after weekly published notice. When redemption applies, the buyer gets a certificate of purchase, not a deed, and the former owner keeps possession until redemption ends. A mortgage can waive or shorten redemption, except on farmland or an owner-occupied house or duplex.

02

Rentals are assessed like homes

Kansas assesses residential real property, including apartment buildings and other multifamily rentals, in one class, whether or not the owner lives there. Vacant lots and commercial property fall in separate classes assessed more heavily. The bill also depends on local levies, so underwrite a flip or rental with the property's actual tax bill.

03

Deposits and unpaid rent

State law caps security deposits, with a higher cap for furnished units and an extra pet deposit allowed. The balance must go back with written, itemized deductions by a set deadline, or the landlord risks damages. Unpaid rent lets a landlord end the lease after written notice and a short period to pay.

04

Mechanic's liens on a flip

Subcontractors and suppliers have less time to file a lien than the general contractor. Kansas's warning-statement protection covers only a home the owner lives in or is building to live in. On a flip, paying the contractor before the subcontractors' window closes does not shield you from their liens. Collect lien waivers with each draw.

Questions

Kansas Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you make hard money loans to first-time flippers in Kansas?

Yes. First-time investors are welcome on our Kansas fix and flip loans, which fund up to 92.50% loan-to-cost and up to 100% of the rehab budget. The minimum FICO is 650, with lower scores considered case by case. On older houses, price the roof, furnace and basement carefully.

If I buy at a Kansas sheriff's sale, when do I get the house?

Often not right away. If the property is subject to redemption, you receive a certificate of purchase, and the former owner keeps possession and can redeem until the period ends. A court can shorten that period for abandoned property. Have an attorney review the case before you bid.

Can a Kansas city cap the rent on my property?

Not on its own. State law bars cities, counties and other local governments from controlling rent on privately owned residential or commercial property. An owner can still agree to rent limits in return for local grants or incentives, so read any incentive agreement tied to a property.

Can I get a DSCR loan near Fort Riley or a Kansas campus?

Yes. Our DSCR loans are qualified on the property's cash flow, with no personal-income verification, and cover long- and short-term rentals. Houses and duplexes leased to military families near Fort Riley or to students in Lawrence and Manhattan are common examples.

Can I finance a new build in Overland Park or Olathe?

Yes. Our new construction loans cover ground-up and infill projects across Kansas, including Overland Park and Olathe in Johnson County. The program funds up to 100% of the construction budget, assesses lot and build costs together, and releases money in stages against progress.
