Hard Money Loans in Connecticut

Apex Capital Advisors arranges hard money and other business-purpose loans for Connecticut investors, from two- and three-family houses in Bridgeport, New Haven and Hartford to Fairfield County rebuilds. Fix and flip loans reach 92.50% of total cost, and term sheets go out within 12-24 hours.

The lay of the land

Investing in Connecticut

Connecticut's markets differ sharply across the state. Fairfield County is commuter country, with Metro-North trains running from Stamford, Norwalk and Bridgeport toward Manhattan. New Haven runs on Yale and its hospital system. Hartford is the state capital and an insurance center, with Pratt & Whitney across the river in East Hartford. Sikorsky builds helicopters in Stratford, and Electric Boat and the Naval Submarine Base New London anchor Groton.

Much of the housing investors buy here is old. Mill and factory cities such as Bridgeport, New Haven, Hartford, Waterbury and New Britain are full of prewar two- and three-family houses and triple-deckers; the suburbs lean toward colonials, capes and ranches. Expect boilers, oil heat, old wiring and lead paint. Cold winters push exterior work into the warmer months, and shoreline deals need a flood zone check. Common plans are to renovate and rent small multifamily buildings, flip suburban single-family homes, or rebuild in Fairfield County.

Loan programs

Loan Programs in Connecticut

Four ways to finance an investment property in Connecticut, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Connecticut

Connecticut flips usually start with an older house. In Hartford, New Haven, Bridgeport and inner suburbs such as West Haven, plan for heating, wiring, plumbing and roofs before finishes. Around Stafford Springs, in the northeast, some houses have concrete foundations containing pyrrhotite, a mineral that can make them crack and crumble, so inspect the foundation early. On the resale you pay the seller's conveyance tax, so budget for it.

Apex's hard money fix and flip loans cover up to 92.50% of total cost and up to 100% of the rehab budget, with a 650 minimum FICO and lower scores considered case by case. First-time investors are welcome.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Connecticut

Two- and three-family houses are the core of the rental stock in Connecticut's older cities, and every unit's rent counts toward the DSCR. Each town sets its own mill rate, and the payment includes property taxes, so the current rate and assessment go straight into the ratio. Short-term rentals are eligible; shoreline towns and the Litchfield Hills draw vacation renters, so check town rules first.

Apex qualifies DSCR loans on the property's cash flow, with no personal-income verification and a 0.75x DSCR, for $100K to $3M+ on 30-year terms. Cash-out refinances go up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Connecticut

A bridge loan fits Connecticut deals where timing matters, such as a New Haven two-family with a vacant unit or a Hartford building that needs repairs before a bank will lend on it. Foreclosures here typically end in strict foreclosure, not an auction, so distressed properties often come to market as bank-owned sales, where a quick close backed by a complete file helps.

One route is to renovate and lease up with hard money, then refinance into a DSCR loan. Apex sets bridge terms deal by deal, welcomes first-time investors, and sends a term sheet within 12-24 hours.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Connecticut

Investor construction in Connecticut is often infill or teardown work. In Fairfield County towns such as Greenwich, Darien and Westport, builders replace older houses on established lots, and vacant lots in the older cities can take new homes where zoning allows. Anyone building a new home here, speculative housing included, needs a New Home Construction Contractor registration from the Department of Consumer Protection.

Apex funds up to 100% of the construction budget, released in stages against progress, with the lot purchase included if needed. Send the plans and budget with the deal.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Program terms are general guidelines, not a quote or commitment. Every loan is subject to underwriting and approval and is for business purposes only.

Local markets

Where We Finance in Connecticut

Apex offers loans statewide. These markets are a starting point, not a limit.

Bridgeport

Bridgeport sits on Long Island Sound, with Metro-North service toward Stamford and New York City and a ferry across the Sound to Port Jefferson. Much of its housing is wood-frame two- and three-family houses in the North End, the East Side, the West End and Black Rock, where Victorian homes sit near the harbor. Investors renovate these to rent, or to sell to owner-occupants who want rent from the other units. Low-lying blocks near the water can sit in a flood zone, so check the flood map and insurance cost before you offer.

New Haven

New Haven's rental demand is tied to Yale University, Yale New Haven Hospital and Southern Connecticut State University. Prewar two- and three-family houses and triple-deckers fill Fair Haven, the Hill, Dixwell and Newhallville, while East Rock, Wooster Square and Westville draw graduate students, hospital staff and young professionals. Budget for heating, electrical and lead-safe work. A common plan is a fix and flip loan to buy and renovate a multifamily house, then a DSCR loan once the units are leased. Union Station links the city to New York, Hartford and Boston by rail.

Stamford

Stamford is a corporate and commuter city, with large employers downtown and Metro-North trains to Grand Central Terminal. Downtown and the South End, including Harbor Point, have filled with large new apartment buildings, so smaller investors tend to work the older neighborhoods: single-family homes and two-families in Glenbrook, Springdale, the West Side and the Cove. North Stamford, above the Merritt Parkway, has single-family homes on larger wooded lots; check for a well and septic system before you budget. Demand follows the New York commute, so test a rental against the DSCR math.

Hartford

Hartford is the state capital and the center of Connecticut's insurance industry, with The Hartford and Travelers keeping major offices downtown; Hartford Hospital and Trinity College are other anchors. Its rental stock leans on brick apartment houses, including the center-entrance, bow-front buildings known locally as perfect sixes, and on two- and three-family houses and triple-deckers in Frog Hollow, Parkville, Barry Square and Asylum Hill. Blue Hills has more single-family homes. Many investors renovate a small multifamily building and hold it with a DSCR loan, pricing taxes from the current mill rate.

Before you buy

What Investors Should Know About Connecticut

01

Strict foreclosure, usually no auction

Connecticut forecloses through the courts, typically by strict foreclosure, with no sale. The court sets a law day; if the owner has not paid the debt by then, they lose the property the next day. Foreclosure by sale, an auction run by a committee the court appoints, is the exception, used mainly where there is equity above the debt.

02

Real estate conveyance tax

The seller pays Connecticut's real estate conveyance tax when the deed is recorded, and the town adds its own municipal conveyance tax. On residential property, the state rate steps up as the sale price climbs. A flipper pays it on the resale, not the purchase, so it belongs in the exit budget.

03

Town-by-town property tax

Each Connecticut town sets its own mill rate, and the tax bill is figured from the property's assessment and that rate. After a revaluation, a town may phase in assessment increases over several years, so the assessment can sit below what the revaluation set. Underwrite from the current rate and assessment.

04

Security deposits earn interest

Connecticut caps security deposits as a multiple of monthly rent, with a lower cap for older tenants. Deposits must sit in escrow at a Connecticut financial institution and earn interest at a rate the Banking Commissioner sets each year. After the tenancy ends, the landlord has a short deadline to return the deposit with interest or itemize damages.

05

Fair rent commissions

State law requires larger towns to have a fair rent commission, and Bridgeport, Hartford, New Haven, Stamford and Waterbury all have one. On a tenant's complaint, a commission can reduce or deny a harsh and unconscionable increase, phase it in, or delay it until repairs are made. It is not rent control.

Questions

Connecticut Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans in Connecticut?

Yes. Apex arranges business-purpose hard money and private financing across Connecticut, including Bridgeport, New Haven, Stamford, Hartford and Waterbury, for fix and flip, DSCR rental, bridge and new construction projects. Loans are for investment property only, not a home you or your family will live in.

Can I finance a New Haven two-family or a Hartford triple-decker?

Yes. Fix and flip loans cover small multifamily buildings as well as single-family homes, at up to 92.50% of total cost and up to 100% of the rehab budget. Once the units are leased, a DSCR loan can refinance the building on its rent.

Can I buy a foreclosed Connecticut rental with tenants in it?

Yes, but the tenants come with it. Under federal law, most tenants can stay for a set period after title passes or until their lease ends, whichever is later. State law sets a minimum for cash-for-keys offers, and the new owner must return tenants' security deposits, even deposits paid to the prior owner.

Does Connecticut have rent control?

Not in the usual sense. Landlords set rents, but where a town has a fair rent commission, a tenant can challenge an increase as unconscionable, and the commission can reduce it, phase it in or delay it. Size a DSCR loan on the property's current leases.

How fast can a Connecticut deal close?

Apex issues a term sheet within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days. Send the purchase contract, scope of work and budget with the deal, plus the current leases for a two- or three-family with tenants in place.
