Hard Money Loans in Rhode Island

Apex Capital Advisors arranges hard money and other business-purpose loans for Rhode Island investors, from triple-deckers in Providence and Pawtucket to postwar ranches in Warwick and Cranston. Fix and flip loans go up to 92.50% of cost, and term sheets arrive within 12-24 hours.

The lay of the land

Investing in Rhode Island

Rhode Island's markets sit close together, and Narragansett Bay shapes the map. Providence is the capital, and Brown University, the Rhode Island School of Design, Johnson & Wales, Providence College, the hospitals and state government all draw renters to the city. Warwick and Cranston form the suburban ring, Pawtucket and Central Falls are old mill cities to the north, and the East Bay, Newport and South County lean toward the water and seasonal homes.

Older houses here are often wood-frame. Providence, Pawtucket and Central Falls have triple-deckers and two-family houses built for mill workers, and the suburbs filled with capes and ranches after the war. Expect oil heat, older wiring, lead paint and damp basements. Shoreline deals add flood insurance and coastal permits, and winter pushes exterior work into the warmer months. Investors here usually renovate multifamily buildings to rent, flip single-family houses in the suburbs or build on infill lots.

Loan programs

Loan Programs in Rhode Island

Four ways to finance an investment property in Rhode Island, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Rhode Island

Flips here usually start with an older house, so budget for heating, wiring, windows and lead-safe work. In Warwick and Cranston the project is often a postwar cape or ranch. In Providence and Pawtucket it may be a two-family sold to an owner-occupant, and exterior work in a local historic district needs design approval first. Apex's hard money fix and flip loans go up to 92.50% of cost and up to 100% of the rehab budget, with a 650 minimum FICO and lower scores considered case by case. First-time investors are welcome.

  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Rhode Island

A triple-decker in Providence, Pawtucket or Central Falls puts three rents under one roof, and each unit's rent counts toward the DSCR. Tenants near downtown include students, hospital staff and state employees. Beach towns such as Narragansett and Westerly draw vacation renters, so check local rules before you underwrite a short-term rental. Apex qualifies DSCR loans on the property's cash flow, with no personal-income verification and ratios as low as 0.75x. Loans run from $100K to $3M+ with 30-year fixed and ARM options, and cash-out refinances go up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Rhode Island

A hard money bridge loan fits Rhode Island deals where time or condition keeps a bank out: a triple-decker with vacant units, a mill-area building that needs work before it can be refinanced, or a property bought at a foreclosure auction. Foreclosures here usually end in a public auction, so buyers need funding lined up early. A common plan is to buy, renovate and lease up, then refinance into a DSCR loan. On a triple-decker, price heat and lead-safe work early, since they often set the length of the hold. Apex sets bridge terms deal by deal and sends a term sheet within 12-24 hours.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Rhode Island

New construction in Rhode Island is often infill and rebuild work: a vacant lot in an older neighborhood, a cleared parcel for a small multifamily, or a new house replacing a worn cottage near the water. Zoning is set town by town, so confirm what can be built before closing. Near the shore, work close to beaches, wetlands and bluffs may need approval from the Coastal Resources Management Council. Apex funds up to 100% of the construction budget, assessing lot and build together, with capital released in stages against construction progress.

  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Program terms are general guidelines, not a quote or commitment. Every loan is subject to underwriting and approval and is for business purposes only.

Local markets

Where We Finance in Rhode Island

Apex offers loans statewide. These markets are a starting point, not a limit.

Providence

Providence is the capital, and its colleges, hospitals and state offices support rental demand. Triple-deckers and two-family houses fill Elmwood, the West End, Washington Park and South Providence, while College Hill, Federal Hill and Fox Point mix older wood-frame houses with small apartment buildings. Old mills in Olneyville and the Jewelry District have become apartments and offices, and Amtrak and commuter rail to Boston serve downtown. Exterior work in a local historic district needs approval, so check the map first. Investors typically renovate a multifamily building, then hold it with a DSCR loan.

Warwick

Warwick is a suburban city on Narragansett Bay, home to T.F. Green Airport and Kent Hospital. Postwar capes and ranches line its residential streets, which suit flips. Oakland Beach, Conimicut and Buttonwoods began as summer cottage communities and now hold year-round homes, so a waterfront deal needs a flood zone and insurance check before you offer. Apponaug and Pawtuxet Village add older village centers, and bay-side lots may need Coastal Resources Management Council review. Investors flip houses here or hold small rentals, and tenants can include airport and hospital workers and Providence commuters.

Cranston

Cranston sits just southwest of Providence and meets Warwick at the Pawtuxet River. Its housing runs from the Victorian-era houses of Edgewood and Pawtuxet Village to postwar capes and ranches around Garden City, with denser older streets in neighborhoods such as Knightsville. The city borders both the river and the bay, so check the flood map on lower ground, and expect older systems in the Victorian houses. Investors usually buy a worn single-family house to flip or a two-family house to renovate and rent, with Providence jobs and campuses a short drive away.

Pawtucket

Pawtucket is an old mill city on the Blackstone River, with Slater Mill, a landmark of early American industry, near its center. Triple-deckers and two-family houses fill neighborhoods such as Woodlawn, Darlington and Fairlawn, and former mills, including Hope Artiste Village, now hold studios, offices and lofts. The Pawtucket-Central Falls station puts commuter rail to Providence and Boston in town. Exterior work in the city's local historic district goes through design review. Central Falls next door has similar triple-decker streets. Investors buy small multifamily buildings to renovate and rent, or two-families to flip.

Before you buy

What Investors Should Know About Rhode Island

01

Foreclosure by power of sale

Most Rhode Island mortgages let the lender foreclose without going to court. The lender mails notice to the owner, publishes notice in a newspaper and sells the property at a public auction, with no right to redeem afterward. Mandatory mediation before foreclosure covers only owner-occupied primary residences, so it does not reach investor property.

02

Lead certificates on older rentals

Rhode Island's Lead Hazard Mitigation Law requires most owners of rental housing built before lead paint was banned to hold a Certificate of Conformance for each unit. The owner fixes lead hazards, and an authorized inspector confirms none remain. Ask for the current certificate when you buy, and check the current requirements with the Rhode Island Department of Health.

03

Coastal permits near the water

The Coastal Resources Management Council requires an assent for work in tidal waters, on shoreline features and on land extending inland from them. Shoreline features include beaches, dunes, coastal wetlands, bluffs and manmade shorelines. The council can also require an assent for other work that could harm the coastal environment. If a property touches the water, ask the council first.

04

Historic district review

Providence has local historic districts, including College Hill, Armory and the Elmwood districts. Before exterior work in one, the owner needs a certificate of appropriateness from the Historic District Commission, and the city will not issue a building permit without it. Unapproved work can bring violations, liens and a Housing Court referral. Pawtucket applies the same rule to permitted exterior work in its historic district.

Can a first-time investor get a hard money loan in Rhode Island?
