Hard Money Loans in Massachusetts

Apex Capital Advisors arranges hard money and other business-purpose loans for Massachusetts investors, from triple-deckers in Worcester and two-families in Springfield to rentals in Boston and Cambridge. Fix and flip loans reach 92.50% of total cost, DSCR loans qualify on the property's rent, and term sheets go out within 12-24 hours.

The lay of the land

Investing in Massachusetts

Massachusetts splits into a few distinct markets. Greater Boston runs on hospitals, universities, life science labs and finance, and its renters include students, researchers and medical staff. The Gateway Cities, older industrial centers such as Worcester, Springfield, Lowell, Brockton, Fall River and New Bedford, have mill-era neighborhoods built around two- and three-family houses. Cape Cod, the Islands and the Berkshires lean toward second homes and seasonal rentals.

The housing is old. Triple-deckers, stacked three-family houses with a porch on each floor, line streets in Worcester, Dorchester and the mill cities, and the suburbs run to capes, colonials and ranches. Expect boilers and oil heat, older wiring, lead paint and tired porches. Cold, snowy winters put roofs, ice dams and heating under scrutiny, and coastal storms bring flood risk to low-lying waterfront blocks. Common plans are to renovate and rent small multifamily buildings, convert two- and three-families to condominiums, flip suburban houses, or add units where zoning now allows.

Loan programs

Loan Programs in Massachusetts

Four ways to finance an investment property in Massachusetts, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Massachusetts

A Massachusetts flip usually starts with an old house, so scope the heating, wiring and porches first. The state Lead Law covers owner-occupied homes as well as rentals, so deleading during the rehab helps when the buyer is a family with a young child. Outside sewer areas, adding a bedroom can trigger a septic inspection.

On Massachusetts deals, Apex's hard money fix and flip loans cover up to 92.50% of total cost and up to 100% of the rehab budget, with a 650 minimum FICO and lower scores considered case by case. First-time investors are welcome.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Massachusetts

Two- and three-family houses are a mainstay of the Massachusetts rental market, and every unit's rent counts toward the ratio. Price taxes from the full bill: Boston and Cambridge give a residential exemption only to owners who live in the property, so a seller's bill can understate yours. Short-term rentals are eligible where local rules allow them, and towns can add local taxes on short stays.

Apex qualifies DSCR loans on the property's cash flow, with no personal-income verification and ratios as low as 0.75x, for $100K to $3M+ on 30-year terms. Cash-out refinances go up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Massachusetts

A bridge loan fits Massachusetts buildings a bank will not finance yet: a triple-decker with an empty unit, leases well under market, or open code violations. It also suits auction and bank-owned purchases, where the seller sets the timeline. Budget the lease-up carefully, since a rental broker's fee is now paid by whoever hired the broker, usually the landlord.

Carry the building through the work and lease-up with hard money, then refinance into a DSCR loan. Apex sets bridge terms deal by deal, considers first-time sponsors, and sends a term sheet within 12-24 hours.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Massachusetts

Massachusetts investor construction tends to be infill: a suburban teardown, a vacant lot in Worcester or Springfield, or a backyard cottage. State law now allows a small accessory dwelling unit by right in single-family zoning districts, and towns cannot require the owner to live on the property. Check early whether the town uses the base energy code, the stretch code or the stricter specialized code. A licensed construction supervisor or registered design professional must oversee a new house.

Apex's hard money construction loans fund up to 100% of the construction budget, released in draws against progress, and the lot can be part of the loan. Line up the approved plans and a line-by-line budget from your general contractor before you apply.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Program terms are general guidelines, not a quote or commitment. Every loan is subject to underwriting and approval and is for business purposes only.

Local markets

Where We Finance in Massachusetts

Apex offers loans statewide. These markets are a starting point, not a limit.

Boston

Boston's rental demand comes from its hospitals, universities and the offices downtown and in the Seaport. Dorchester, Roxbury, Mattapan, Hyde Park and East Boston have neighborhoods of triple-deckers and two-families, while the South End, Back Bay and Charlestown have brick row houses, many split into condominiums. Allston and Brighton rent heavily to students. City rules matter here: the residential exemption lowers taxes only for owners who live in the property, and short-term rentals are allowed only in owner-occupied buildings. Underwrite on long-term leases, and check flood maps near the waterfront.

Worcester

Worcester is the main city of central Massachusetts, anchored by UMass Chan Medical School, UMass Memorial Health and colleges including WPI, Clark University and the College of the Holy Cross. The city's housing program describes its neighborhood multifamily stock as mostly triple-deckers, many with deferred maintenance and code violations. Investors work those buildings in Main South, Piedmont, Vernon Hill, Grafton Hill and Green Island, while the West Side has more single-family homes. A common plan is a fix and flip loan to buy and renovate, then a DSCR loan once the units are leased.

Springfield

Springfield is the main city of western Massachusetts, on the Connecticut River, with Baystate Health, MassMutual's headquarters and MGM Springfield among its large employers. Union Station has rail service south to Hartford and New Haven. Forest Park and the McKnight district have large Victorian houses and two-families, East Forest Park and Pine Point lean toward single-family homes, and the older neighborhoods near downtown have brick apartment buildings and multifamily houses. Investors often buy a two-family to renovate and rent, or flip a single-family house. Scope lead work and heating upgrades before you price the deal.

Cambridge

Cambridge rental demand is tied to Harvard, MIT and the life science and tech offices around Kendall Square, and the Red Line links the city to Boston. The housing is mostly wood-frame two- and three-family houses, Victorian single-family homes and brick apartment buildings, in neighborhoods such as Cambridgeport, Mid-Cambridge, East Cambridge and North Cambridge. Many multifamily houses here have been converted to condominiums, and renovating for a condo sale is a common investor plan. For a hold, price taxes without the owner-occupant residential exemption, and test the rent against the DSCR math.

Before you buy

What Investors Should Know About Massachusetts

01

Foreclosure by power of sale

Massachusetts lenders usually foreclose outside court, under the power of sale in the mortgage, after giving residential borrowers a right-to-cure notice. The Supreme Judicial Court has held that a sale is void if the lender did not strictly follow the mortgage's notice of default, and that the foreclosing party must actually hold the mortgage. If you buy foreclosed property, have your attorney review the foreclosure paperwork and get title insurance.

02

Deed excise on the sale

Massachusetts charges a deed excise on a sale, figured on the price and paid with stamps at the Registry of Deeds when the deed is recorded. By custom the seller pays it, and the buyer pays the recording fees. A flipper pays it on the resale, so it belongs in the exit budget with commissions and carrying costs.

03

The Lead Law

The Lead Law requires lead paint hazards to be removed or covered in homes built before lead paint was banned for residential use, wherever a young child lives. A licensed inspector tests the home and licensed deleaders handle the regulated work, leading to a letter of full compliance or, as a temporary step, interim control. A landlord cannot refuse to rent to a family because of lead paint, and a signed waiver does not avoid liability.

04

No rent control, and landlords pay their own brokers

The state's rent control prohibition act bars cities and towns from regulating rents. Massachusetts has no statewide rent control, and a proposed statewide cap on rent increases has not taken effect. Underwrite rent on the lease and the market. A newer rule affects lease-up costs: a broker's fee for a rental unit must be paid by whoever hired the broker, usually the landlord.

Questions

Massachusetts Hard Money Loan FAQs

Not answered here? Call +1(551) 321-5995 or read the full FAQ.

Do you offer hard money loans in Massachusetts?

Yes. Apex arranges business-purpose hard money loans across Massachusetts, from Boston and Cambridge to Worcester, Springfield and the other Gateway Cities, for fix and flip, DSCR rental, bridge and new construction projects. The loans are for investment property only, not a home you or your family will live in.

Can I finance a triple-decker in Worcester or Springfield?

Yes. Fix and flip loans cover small multifamily buildings as well as single-family homes, at up to 92.50% of total cost and up to 100% of the rehab budget. Once the units are renovated and leased, a DSCR loan can refinance the building on its rent.

Can I run a short-term rental in Boston with a DSCR loan?

Generally not. Boston allows short-term rentals only in a host's own home or in an owner-occupied two- or three-family building, so an investor-owned unit does not qualify. Short-term rentals are eligible for Apex DSCR loans elsewhere in the state, such as on Cape Cod or in the Berkshires, where town rules allow them.

What happens to tenants' deposits when I buy an occupied building?

The seller must credit you the tenants' security deposits and last month's rent, with interest, and you must notify the tenants in writing. If the seller never transfers the money, you still owe the tenants. Check the deposit records before closing, and confirm the credit on the settlement statement.

How fast can a Massachusetts deal close?

Apex issues a term sheet within 12-24 hours, and qualified deals with complete documents can fund in as fast as 15 days. When you sell, book the smoke and carbon monoxide alarm inspection early; the seller needs the fire department's certificate of compliance.
