The lay of the land

Investing in Iowa

Iowa's investor markets follow its rivers and interstates. Des Moines and its suburbs hold the center of the state, and Cedar Rapids and Iowa City form the Corridor in the east. Davenport and Bettendorf share the Quad Cities with Rock Island and Moline, Illinois, while Sioux City and Council Bluffs face Nebraska across the Missouri.

The economy blends farming and food processing with insurance in Des Moines, aerospace and grain milling in Cedar Rapids, equipment plants in the Quad Cities and Waterloo, and the universities in Iowa City and Ames. Older neighborhoods hold Victorian and prewar houses, bungalows, duplexes and small apartment buildings, usually with basements. Suburbs such as Ankeny and Waukee lean toward newer subdivisions.

Weather drives the rehab budget. Freeze-thaw cycles work on foundations and basement walls. Hail and straight-line winds, including the derecho that tore through Cedar Rapids, put roofs and siding on every inspection list, and the river cities carry flood risk. The EPA also places the whole state in its highest radon zone, and state health officials recommend testing before a sale.

Loan programs

Loan Programs in Iowa

Four ways to finance an investment property in Iowa, each sized to the deal rather than a fixed product.

01

Short-term project capital

Fix and Flip Loans in Iowa

The usual Iowa flip is an older house: a brick Tudor cottage in Des Moines, a Victorian on a Davenport bluff or a frame house on Sioux City's Northside. Scope the costly items before the finishes: basement walls and water, the sewer line, old wiring, boilers and furnaces, hail-worn roofs and a radon test.

Our hard money fix and flip loans fund up to 92.50% of total cost and up to 100% of the rehab budget, with draws that reimburse finished work after an inspection. First-time investors are welcome, the minimum FICO is 650 and lower scores are considered case by case.

  • Newbies are welcome
  • Up to 92.50% Loan to Cost (LTC)
  • Up to 100% of rehab budget

Long-term rental financing

DSCR Rental Loans in Iowa

Iowa rentals range from single-family houses and duplexes to student rentals near the University of Iowa and Iowa State and small apartment buildings in older neighborhoods. A DSCR loan compares rent with the full payment, including taxes, insurance and any HOA dues, so use the current tax bill and plan for the separate multiresidential class the state is restoring for apartment buildings.

Our DSCR loans are qualified on the property's cash flow, with no personal-income verification: $100K to $3M+, 30-year fixed and ARM options, ratios as low as 0.75x and cash-out refinancing up to 80% LTV. Reaching the full 80% takes a stronger DSCR and credit score than the program minimums, so leverage on each file is set by its DSCR and credit. Long- and short-term rentals are eligible.

  • Qualified on the property's cash flow, not your personal income
  • No traditional employment or personal-income verification
  • Cash-out refinance LTV up to 80%

Interim financing

Bridge Loans in Iowa

In Iowa, a hard money bridge loan usually carries a property through a change: an apartment building being re-leased after renovation, a purchase that must close before another property sells, or a vacant house bought before the repair plan is final. Plan the timeline: title runs through an updated abstract and an attorney's opinion, a foreclosure purchase can carry a redemption period, and winter slows exterior work.

Terms are set deal by deal, experienced and first-time sponsors are both considered, and the exit can be a sale or a DSCR refinance once the property is leased.

  • Structured for transactions that cannot wait
  • Property in transition, lease-up or repositioning
  • Terms set deal by deal rather than to a fixed product

Ground-up construction

New Construction Loans in Iowa

Investor construction in Iowa often means a house in a newer suburb such as Ankeny, Waukee or North Liberty, or an infill lot in an older city neighborhood. Frost sets the schedule: footings go below the frost line and concrete work slows in the cold, so plan to have the house enclosed before winter. State law now requires cities to allow an accessory dwelling unit on a single-family lot, which can add a rental beside an existing house.

Our new construction loans fund up to 100% of the construction budget, assess the lot and build together and release money in stages against progress. Make sure the notice of commencement is posted to the state lien registry when work starts.

  • Up to 100% of the construction budget
  • Land or lot cost and build budget assessed together
  • Capital released in stages against construction progress

Local markets

Where We Finance in Iowa

Apex offers loans statewide. These markets are a starting point, not a limit.

Des Moines

Des Moines is the state capital and Iowa's insurance center, home to Principal Financial Group and Wellmark Blue Cross and Blue Shield, with Drake University and major hospitals near downtown. Investors work the older neighborhoods: Beaverdale's brick Tudor cottages from between the world wars, Victorian houses in Sherman Hill, and modest frame houses on the east and south sides that suit flips and rentals. West Des Moines, Ankeny and Waukee add newer stock and building lots. Blocks near the Des Moines and Raccoon rivers carry flood risk, so check the flood map first.

Cedar Rapids

Cedar Rapids is an industrial city on the Cedar River. Collins Aerospace is a major employer, Quaker Oats, Cargill and ADM run grain plants, and Coe College, Mount Mercy University and Kirkwood Community College add renters. The river's historic flood reshaped the core, and the city and the U.S. Army Corps of Engineers are still building floodwalls, levees and gates. Czech Village and NewBo have been rebuilt, and neighborhoods such as Wellington Heights and Kenwood Park hold prewar houses and duplexes. After the derecho, ask the age of every roof before you set a rehab budget.

Davenport

Davenport anchors the Iowa side of the Quad Cities. Employers include the Rock Island Arsenal and John Deere's headquarters across the Mississippi in Illinois, plus Deere and Arconic plants on the Iowa side, and Palmer College of Chiropractic and St. Ambrose University. Victorian and prewar houses line the bluffs near downtown, including the Hamburg and Village of East Davenport historic districts, while north Davenport leans toward postwar ranches. The city keeps its riverfront open and adds temporary flood barriers as forecasts call for them, so check flood zones and insurance on anything near the river.

Sioux City

Sioux City sits on the Missouri River where Iowa meets Nebraska and South Dakota, in the region known as Siouxland. Meatpacking anchors the economy, including the Seaboard Triumph Foods pork plant, and Morningside University, Briar Cliff University and the city's hospitals add renters. The city is built into loess bluffs at the northern end of the Loess Hills, so expect steep lots and check drainage, retaining walls and foundations. Older houses on the Northside, the Westside and in Morningside suit plans to buy, renovate and hold, with a DSCR refinance once a house is leased.

Iowa City

Iowa City is built around the University of Iowa and its hospitals and clinics, so rental demand follows the academic calendar and the medical campus. Older houses near campus, on the Northside and in the Goosetown neighborhood, are often converted to student rentals, while Coralville and North Liberty add newer townhomes. Leases near campus tend to turn over together each summer, so time renovations to the lease calendar rather than the purchase date. The city inspects and permits rental housing, so confirm the rental permit is current before closing. Flood risk along the Iowa River matters too.

Before you buy

What Investors Should Know About Iowa

01

Foreclosure usually goes through the courts

The standard Iowa foreclosure is a court action, followed by a sheriff's sale. On non-farm property a lender may try a nonjudicial foreclosure by notice instead, but not on an owner-occupied single-family home or duplex, and the borrower can stop it by filing a rejection with the county recorder. Borrower and lender can also agree to a deed back to the lender with any deficiency waived.

02

Title coverage comes from a state program

Iowa Title Guaranty, a state program run through the Iowa Finance Authority, says it is the only entity authorized to issue title coverage in Iowa. Coverage rests on an abstract of title updated by a participating abstractor and a title opinion from a participating attorney, and the lender's certificate protects its lien against covered defects.

03

Property taxes are paid in arrears

Iowa values property as of the start of each year, but the tax on that assessment is not due until well after the year ends, in fall and spring installments. Confirm at closing which unpaid bills the seller credits. A property tax law signed by Governor Kim Reynolds also returns apartment buildings to a separate multiresidential class, taxed on a larger share of value than houses and duplexes.

04

Limits on local rent and rental rules

State law bars Iowa cities from limiting rent on private residential or commercial property. Zoning must treat a short-term rental as a residential use, and a city may regulate short-term rentals only for purposes such as safety, noise and nuisance, enforced as for other homes, with no license or permit fee. Cities also cannot cap rental permits on single-family homes or duplexes.

05

Construction liens run through a state registry

Iowa handles mechanic's liens through an online registry kept by the Secretary of State. On residential construction, the general contractor, or an owner-builder using subcontractors, must post a notice of commencement there shortly after work starts. The owner notice warns that you may have to pay a posted subcontractor even after paying the general contractor in full, so check the registry and collect lien waivers before each payment.

Questions

Iowa Hard Money Loan FAQs

Does Apex Capital Advisors offer hard money loans in Iowa?

Yes. We arrange hard money and other business-purpose loans for investment property across Iowa, from Des Moines, Cedar Rapids, Davenport, Sioux City and Iowa City to smaller towns. Programs cover fix and flip, DSCR rental, bridge and new construction loans, with term sheets within 12-24 hours. Every loan is for business purposes only.

How fast can an Iowa hard money loan close?

Qualified deals with complete documents can fund in as fast as 15 days. In Iowa, title is the item to watch: the abstract must be updated and an attorney must issue a title opinion before Iowa Title Guaranty coverage is issued. Order that work the day the contract is signed.

Can a first-time investor get a fix and flip loan in Iowa?

Yes. First-time investors are welcome. Our fix and flip loans fund up to 92.50% of total cost and up to 100% of the rehab budget, with a minimum FICO of 650 and lower scores considered case by case. Older Iowa houses often hide damp basements and hail-worn roofs, so get a detailed inspection and contractor bid.

Can I use a DSCR loan on an Iowa short-term rental?

Yes. Our DSCR loans cover long- and short-term rentals and are qualified on the property's cash flow. Iowa law requires cities to treat a short-term rental as a residential use, limits local rules to purposes such as safety and nuisance, and bars city license or permit fees. Condo and HOA rules can still restrict short stays.

What happens to tenant deposits when I buy an occupied Iowa rental?

Under Iowa's landlord-tenant law, the seller must either transfer the deposits, less lawful deductions, to the buyer and notify each tenant, or return them to the tenants. The buyer then becomes responsible for returning them. Get a deposit list with the leases, and keep deposits in a federally insured account, apart from your own money.

What is the redemption period after an Iowa foreclosure sale?

In a standard Iowa foreclosure, the borrower can redeem for a period after the sheriff's sale and keeps possession meanwhile. A mortgage on a smaller parcel can shorten that period if the lender waives any deficiency, and on non-farm property the lender can elect foreclosure without redemption, which brings a prompt sale unless the borrower files a written demand to delay it. Read the case file before bidding.
